En revanche, l'agio a baiss\u00e9 de 26,1 points de pourcentage pour atteindre 20,5%, ce qui refl\u00e8te la baisse de la demande d'investissements immobiliers indirects suite au changement des taux d'int\u00e9r\u00eat. L'Anfos a toutefois d\u00e9pass\u00e9 l'indice de r\u00e9f\u00e9rence SXI Real Estate Funds Total Return Index de 1,5% avec une performance de 2,6%.<\/p>\n<p>Au premier semestre, le produit net de l'Anfos est rest\u00e9 inchang\u00e9 par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, soit 34,4 millions de CHF. La fortune nette du fonds est pass\u00e9e d'environ 2,17 milliards de CHF \u00e0 2,26 milliards de CHF.<\/p>\n<h3>\"Risque de taux d'int\u00e9r\u00eat limit\u00e9\"<\/h3>\n<p>Le taux d'endettement du fonds \u00e9tait de 19,9% au 31 mars (ann\u00e9e pr\u00e9c\u00e9dente : 18,9%). Le portefeuille d'hypoth\u00e8ques pr\u00e9sente une dur\u00e9e r\u00e9siduelle moyenne de 4,7 ans ainsi qu'un taux d'int\u00e9r\u00eat moyen de 0,9%. \"Ainsi, le risque de variation des taux d'int\u00e9r\u00eat reste limit\u00e9 \u00e0 moyen terme du c\u00f4t\u00e9 des financements externes\", indique le rapport semestriel.<\/p>\n<p>Au cours du semestre, le fonds a acquis le projet de construction de nouveaux logements pour personnes \u00e2g\u00e9es \"Dreiklang\" \u00e0 Lausen (BL). Le projet, d'un volume d'investissement d'environ 44 millions de CHF, comprend quatre b\u00e2timents ind\u00e9pendants avec au total 34 appartements pour seniors, 40 chambres de soins, des surfaces d'exploitation et de restauration ainsi que 60 places de parking. En outre, le fonds a acquis un immeuble \u00e0 Bonaduz (GR) avec 51 appartements.
