Le r\u00e9sultat op\u00e9rationnel, le b\u00e9n\u00e9fice sans les r\u00e9sultats immobiliers, a en revanche nettement baiss\u00e9, passant de 69,7 millions de CHF \u00e0 56,3 millions de CHF (-19,2%). Ce recul est principalement d\u00fb \u00e0 la baisse des b\u00e9n\u00e9fices issus de la vente de projets de d\u00e9veloppement et de propri\u00e9t\u00e9s par \u00e9tage (-17,5 millions de CHF) et \u00e0 la diminution des prestations propres activ\u00e9es (-1,3 million de CHF), \u00e9crit PSP dans un communiqu\u00e9. Les charges d'exploitation ont baiss\u00e9 \u00e0 13,2 millions (ann\u00e9e pr\u00e9c\u00e9dente : CHF 14,0 millions). Les frais de financement ont augment\u00e9 de CHF 0,6 million ou 19,9% \u00e0 CHF 3,6 millions (ann\u00e9e pr\u00e9c\u00e9dente : 3,0 millions). Le b\u00e9n\u00e9fice par action sans les r\u00e9sultats des immeubles a baiss\u00e9 de 1,52 CHF \u00e0 1,23 CHF.<\/p>\n<h3>B\u00e9n\u00e9fice net en baisse de plus d'un quart<\/h3>\n<p>Au final, PSP affiche un b\u00e9n\u00e9fice net de 57,0 millions de CHF, soit une baisse de 21 millions de CHF ou 26,9% par rapport au premier trimestre 2022. A l'\u00e9poque, le b\u00e9n\u00e9fice net \u00e9tait encore de 78 millions de CHF. Outre les b\u00e9n\u00e9fices plus faibles issus de la vente de biens immobiliers, aucune r\u00e9\u00e9valuation n'a eu lieu au premier trimestre 2023, explique PSP pour justifier ce r\u00e9sultat n\u00e9gatif. Au m\u00eame trimestre de l'ann\u00e9e pr\u00e9c\u00e9dente, la soci\u00e9t\u00e9 immobili\u00e8re avait encore enregistr\u00e9 une r\u00e9\u00e9valuation de son portefeuille de 11,9 millions de CHF.<\/p>\n<h3>Taux de vacance en l\u00e9g\u00e8re hausse<\/h3>\n<p>Fin mars, PSP a chiffr\u00e9 la valeur du portefeuille au bilan \u00e0 9,45 milliards de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 9,42 milliards). Le taux d'inoccupation de 3,2% \u00e9tait l\u00e9g\u00e8rement sup\u00e9rieur \u00e0 celui de fin 2022 (3,0%), mais selon la soci\u00e9t\u00e9 immobili\u00e8re, 0,3 point de pourcentage de l'inoccupation est d\u00fb \u00e0 des travaux de r\u00e9novation en cours. Sur les contrats de location d'une valeur de 43,0 millions de CHF arrivant \u00e0 \u00e9ch\u00e9ance cette ann\u00e9e, deux tiers avaient \u00e9t\u00e9 renouvel\u00e9s fin mars, poursuit PSP. Le Wault (weighted average unexpired lease term) de l'ensemble du portefeuille \u00e9tait de 4,4 ans. Le Wault des dix plus grands locataires, qui repr\u00e9sentent environ un quart des revenus locatifs, \u00e9tait de 3,9 ans.<\/p>\n<h3>Pas d'acquisitions au premier trimestre<\/h3>\n<p>PSP Swiss Property n'a pas acquis de terrains, de projets de d\u00e9veloppement ou d'immeubles de placement au premier trimestre. L'immeuble de placement de la Bahnhofstrasse 23 \u00e0 Interlaken a \u00e9t\u00e9 vendu pour 3 millions de CHF. Des ventes partielles ont eu lieu pour le projet \"Residenza Parco Lago\" \u00e0 Paradiso et pour le site \"Salmenpark\" \u00e0 Rheinfelden, pr\u00e9cise la soci\u00e9t\u00e9 immobili\u00e8re.<\/p>\n<h3>Grands investissements \u00e0 Zurich et \u00e0 B\u00e2le<\/h3>\n<p>PSP a reclass\u00e9 deux immeubles de placement en tant que projet de d\u00e9veloppement : D'une part, la soci\u00e9t\u00e9 immobili\u00e8re modernise l'immeuble commercial de la Hochstrasse 16 \/ Pfeffingerstrasse 5 \u00e0 B\u00e2le. Environ la moiti\u00e9 des surfaces locatives (15 500 m\u00b2) sera affect\u00e9e \u00e0 une nouvelle utilisation ; 187 appartements avec services sont pr\u00e9vus. La transformation sera achev\u00e9e vers la fin 2024 et le montant de l'investissement s'\u00e9l\u00e8ve \u00e0 environ 28 millions de CHF.<\/p>\n<p>D'autre part, PSP investit 35 millions de CHF dans la r\u00e9novation et le r\u00e9am\u00e9nagement du magasin Globus de Bellevue. Le grand magasin de la Theaterstrasse 12 \u00e0 Zurich n'a jamais \u00e9t\u00e9 r\u00e9nov\u00e9 dans son ensemble depuis sa construction en 2009 et n\u00e9cessite d\u00e9sormais une r\u00e9novation importante. Un nouvel immeuble commercial de 5 000 m2 de surfaces repr\u00e9sentatives de vente au d\u00e9tail, de restauration et de bureaux verra le jour. L'immeuble devrait \u00eatre pr\u00eat \u00e0 \u00eatre occup\u00e9 fin 2024.<\/p>\n<h3>Perspectives mod\u00e9r\u00e9es<\/h3>\n<p>PSP s'attend \u00e0 une demande intacte sur le march\u00e9 de la location de bureaux et de surfaces de vente dans des emplacements centraux. L'augmentation des charges financi\u00e8res due \u00e0 la hausse des taux d'int\u00e9r\u00eat pourrait \u00eatre largement compens\u00e9e, car environ 90% des contrats de location sont index\u00e9s et la soci\u00e9t\u00e9 immobili\u00e8re peut ainsi r\u00e9percuter l'inflation sur les contrats de location index\u00e9s sur le rench\u00e9rissement. Toutefois, la hausse des taux d'int\u00e9r\u00eat et la baisse de la liquidit\u00e9 sur le march\u00e9 des transactions devraient avoir un impact g\u00e9n\u00e9ral sur les valorisations. PSP n'exclut donc pas des d\u00e9valuations ponctuelles.<\/p>\n<h3>Pr\u00e9visions pour 2023 confirm\u00e9es<\/h3>\n<p>En raison de grands projets de r\u00e9novation, PSP s'attend \u00e0 des \"pertes de loyers temporaires raisonnables\" pour l'ann\u00e9e en cours. L'entreprise pr\u00e9voit n\u00e9anmoins pour 2023 un revenu immobilier sup\u00e9rieur \u00e0 celui de 2022, en raison de l'indexation des contrats de location, de l'ach\u00e8vement de plusieurs projets et des acquisitions de l'ann\u00e9e pr\u00e9c\u00e9dente. Le produit de la vente de projets de d\u00e9veloppement et de propri\u00e9t\u00e9s par \u00e9tage diminuera, les charges financi\u00e8res augmenteront en raison du niveau plus \u00e9lev\u00e9 des taux d'int\u00e9r\u00eat.
