Le r\u00e9sultat net pour 2022 a augment\u00e9 de 1,7% \u00e0 8,46 millions de CHF, ce qui, sans les revenus extraordinaires de 2021, correspond \u00e0 une augmentation de 20% selon la direction du fonds JSS Real Estate Management. Les charges totales du fonds ont diminu\u00e9 de 8,9%, les co\u00fbts d'emprunt ont baiss\u00e9 de 15,4%, le taux d'int\u00e9r\u00eat moyen pond\u00e9r\u00e9 \u00e9tant pass\u00e9 de 0,81% en 2021 \u00e0 0,66% en 2022. Ces r\u00e9sultats ont permis le versement d'un dividende plus \u00e9lev\u00e9 que l'ann\u00e9e pr\u00e9c\u00e9dente, indique JSS Real Estate Management. Celui-ci s'\u00e9l\u00e8verait d\u00e9sormais \u00e0 3,00 CHF et serait bas\u00e9 sur une approche prudente avec un taux de distribution de 95,2%.<\/p>\n<p>Dans le contexte de la hausse des taux d'int\u00e9r\u00eat au second semestre 2022 et de son impact sur le march\u00e9 immobilier, la direction du fonds s'attendait \u00e0 un recul du march\u00e9 dans le portefeuille du fonds, peut-on lire dans le rapport annuel. La valeur du march\u00e9 a baiss\u00e9 de 4,7% pour atteindre 462,4 millions de CHF au 31 d\u00e9cembre 2022. Les immeubles commerciaux ainsi que les immeubles situ\u00e9s en p\u00e9riph\u00e9rie seraient les plus touch\u00e9s. Dans le compte de r\u00e9sultat, le fonds affiche des pertes en capital non r\u00e9alis\u00e9es d'un montant de 18,28 millions de CHF. L'ann\u00e9e pr\u00e9c\u00e9dente, il s'agissait encore d'un b\u00e9n\u00e9fice de 19,97 millions de CHF.
