Les trois fonds ont annonc\u00e9 des \"r\u00e9sultats annuels tr\u00e8s solides\". Les distributions restent au niveau de l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<h3>UBS Sima augmente ses revenus locatifs<\/h3>\n<p>Pour l'UBS Sima, UBS Real Estate Switzerland annonce une augmentation des revenus locatifs de 15 millions de CHF, soit 4% de plus que l'ann\u00e9e pr\u00e9c\u00e9dente. Le taux de d\u00e9faillance des loyers a baiss\u00e9 de 5,3% \u00e0 4,5%. Le portefeuille immobilier du fonds, dont presque la moiti\u00e9 est investie dans le canton de Zurich, p\u00e8se un peu plus de 11,45 milliards de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 11,03 milliards de CHF).<\/p>\n<p>Le rendement des investissements du fonds a fortement chut\u00e9 en l'espace d'un an : il est pass\u00e9 de 8,6% en 2021 \u00e0 4,4% aujourd'hui. Le rendement des fonds propres (ROE) a lui aussi fortement baiss\u00e9, passant de 8,3% \u00e0 4,3%.<\/p>\n<p>La valeur d'inventaire a augment\u00e9 \u00e0 104,11 CHF (ann\u00e9e pr\u00e9c\u00e9dente : 102,94 CHF) \u00e0 la date de r\u00e9f\u00e9rence du 31 d\u00e9cembre 2022. La distribution par part reste fix\u00e9e \u00e0 3,25 CHF, comme l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<h3>UBS Foncipars augmente la valeur de son portefeuille de plus de sept pour cent<\/h3>\n<p>Le fonds immobilier r\u00e9sidentiel romand UBS Foncipars annonce des revenus locatifs de 87,0 millions de CHF pour 2022, soit 2,7 millions de CHF de plus que l'ann\u00e9e pr\u00e9c\u00e9dente. Selon la direction du fonds, le taux de d\u00e9faillance des loyers a baiss\u00e9 de 2,5% \u00e0 1,8%. La valeur du portefeuille immobilier a augment\u00e9 de 7,4% pour atteindre 1,83 milliard de CHF.<\/p>\n<p>La valeur nette d'inventaire par part a augment\u00e9 de 3,5%, passant de 95,72 CHF \u00e0 99,07 CHF. Avec 6,4%, le rendement des placements n'a pas tout \u00e0 fait atteint le niveau de l'ann\u00e9e pr\u00e9c\u00e9dente (6,9%). Le rendement des fonds propres (ROE) est \u00e9galement rest\u00e9 inf\u00e9rieur \u00e0 la valeur de l'ann\u00e9e pr\u00e9c\u00e9dente (6,7%), avec 5,9%. La distribution par part s'\u00e9l\u00e8ve \u00e0 2,60 CHF, comme l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<h3>UBS Swissreal s'affirme dans un environnement de march\u00e9 difficile<\/h3>\n<p>Le fonds immobilier commercial UBS Swiss Commercial Swissreal a poursuivi son \u00e9volution positive m\u00eame dans le contexte de march\u00e9 volatil de l'exercice 2022, \u00e9crit la direction du fonds. Selon le rapport annuel, la valeur de march\u00e9 des immeubles a augment\u00e9 de 2,3% \u00e0 2,12 milliards de CHF et les revenus locatifs ont l\u00e9g\u00e8rement progress\u00e9 de 1,1% \u00e0 101,8 millions de CHF. Le taux de d\u00e9faillance des loyers a baiss\u00e9 de 5,7% \u00e0 5,2%.<\/p>\n<p>Le rendement des placements a atteint 4,3%, contre 5,0% l'ann\u00e9e pr\u00e9c\u00e9dente, et le rendement des fonds propres (ROE) a \u00e9galement l\u00e9g\u00e8rement baiss\u00e9, passant de 4,8% \u00e0 4,3%. La valeur d'inventaire par part s'est \u00e9tablie \u00e0 63,27 CHF, soit presque au m\u00eame niveau que l'ann\u00e9e pr\u00e9c\u00e9dente (63,26 CHF).
