Huit immeubles ont \u00e9t\u00e9 acquis pour un prix d'achat de 104,4 millions de CHF et deux immeubles ont \u00e9t\u00e9 vendus pour 6,4 millions de HF. Alors que les revenus locatifs ont augment\u00e9 de 13,3%, le taux d'inoccupation a baiss\u00e9, passant \u00e0 5,2%.<\/p>\n<p>Le total des produits a augment\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 49,6 millions \u00e0 52,6 millions de CHF. Le produit net a en revanche recul\u00e9 de 29,4 millions \u00e0 28,7 millions de CHF. Le rendement des placements \u00e0 la fin de l'ann\u00e9e s'\u00e9levait \u00e0 4,18% (ann\u00e9e pr\u00e9c\u00e9dente : 5,64%), la performance \u00e0 -14,35% (ann\u00e9e pr\u00e9c\u00e9dente : +1,80%).<\/p>\n<h3>SF Commercial Fund : revenus locatifs en hausse en raison de l'indexation<\/h3>\n<p>Le fonds SF Commercial Properties a r\u00e9duit le taux d'inoccupation de 15,7% \u00e0 14,1% au cours de l'exercice 2022. Le portefeuille \u00e9tait toujours compos\u00e9 de 18 immeubles avec une surface locative de 156.756 m\u00b2. Sa valeur de march\u00e9 est pass\u00e9e de 326,7 millions de CHF \u00e0 328,4 millions de CHF, la fortune totale du fonds a augment\u00e9 de 331,13 \u00e0 333,86 millions de CHF. Apr\u00e8s la date de cl\u00f4ture du bilan, l'immeuble de la Weststrasse 15 \u00e0 Weinfelden a \u00e9t\u00e9 vendu pour 7,15 millions de CHF. Les revenus totaux ont augment\u00e9 de 16,1 \u00e0 16,8 millions de CHF, les revenus locatifs se sont am\u00e9lior\u00e9s de 4,0% \u00e0 16,6 millions de CHF. Outre la r\u00e9duction du taux d'inoccupation, les adaptations de loyers dues \u00e0 l'indexation en sont la cause. Le revenu net du fonds a l\u00e9g\u00e8rement augment\u00e9 de 9,7 \u00e0 9,9 millions de CHF, le rendement des placements s'\u00e9l\u00e8ve \u00e0 3,00% (ann\u00e9e pr\u00e9c\u00e9dente : 3,98%). La performance est pass\u00e9e de +5,25 \u00e0 -4,42%.<\/p>\n<p>Le fonds annonce \u00e9galement le changement d'entreprise de gestion. A partir d'avril, les immeubles seront g\u00e9r\u00e9s par H&amp;B Real Estate AG, Zurich.<\/p>\n<h3>SF Retail Fund : Revenus locatifs en l\u00e9g\u00e8re baisse, taux de vacance en hausse minimale<\/h3>\n<p>SF Retail Properties Fund annonce pour l'exercice 2022, malgr\u00e9 des taux d'int\u00e9r\u00eat plus \u00e9lev\u00e9s, une valorisation stable du portefeuille \u00e0 882,9 millions de CHF (contre 869,4 milliards en 2010). La fortune nette du fonds a augment\u00e9 de 1,4 million pour atteindre 634,4 millions de CHF. Le revenu net s'\u00e9l\u00e8ve \u00e0 28,4 millions de CHF, ce qui correspond \u00e0 une augmentation de 3,00% par part. Le rendement de distribution est de 4,30%, la performance de -16,57% (ann\u00e9e pr\u00e9c\u00e9dente : +8,30%). Le fonds a achet\u00e9 deux immeubles, l'un \u00e0 Winterthur et l'autre \u00e0 Zurich-Wollishofen, d'une valeur marchande totale de 7,7 millions de CHF. Par ailleurs, un projet de construction \u00e0 Flawil (SG) a \u00e9t\u00e9 acquis pour un volume de construction pr\u00e9vu de 18,1 millions de CHF. Le fonds a vendu dix immeubles, avec un gain en capital de 2,24 millions de CHF.<\/p>\n<p>Les revenus locatifs th\u00e9oriques s'\u00e9l\u00e8vent \u00e0 46,4 millions de CHF, les revenus locatifs ont l\u00e9g\u00e8rement diminu\u00e9, passant de 42,85 \u00e0 42,74 millions de CHF.
