Sur une base comparable, la hausse a \u00e9t\u00e9 de 3,2%, principalement en raison de nouvelles locations. Cette hausse est principalement due \u00e0 la r\u00e9duction du taux de vacance \u00e0 5,8% en 2022 (vj : 7,6%) ainsi qu'aux revenus locatifs sur toute l'ann\u00e9e provenant de l'acquisition de l'immeuble logistique de Roggwil au 1er avril 2021, pr\u00e9cise Epic Suisse. Le rendement locatif net des immeubles en exploitation aurait atteint 4,2%, contre 4,1% l'ann\u00e9e pr\u00e9c\u00e9dente. Le WAULT s'\u00e9l\u00e8ve \u00e0 8,2 ans (ann\u00e9e pr\u00e9c\u00e9dente : 8,6 ans).<\/p>\n<h3>La valeur du portefeuille immobilier augmente<\/h3>\n<p>Fin 2022, le portefeuille immobilier avait une valeur d'environ 1,5 milliard de CHF, soit une augmentation de 2,5% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. Les gains de r\u00e9\u00e9valuation de 0,9 million de CHF ont \u00e9t\u00e9 nettement inf\u00e9rieurs \u00e0 ceux de l'ann\u00e9e pr\u00e9c\u00e9dente (48,9 millions de CHF). Epic Suisse a investi 29,5 millions de CHF \u00e0 la fois dans le portefeuille existant et dans l'acquisition d'une entreprise qui d\u00e9tient un b\u00e2timent de production\/industriel sur un terrain \u00e0 Tolochenaz. Le site de Tolochenaz est adjacent \u00e0 des terrains appartenant d\u00e9j\u00e0 \u00e0 Epic Suisse.<\/p>\n<h3>EBTIDA nettement inf\u00e9rieur \u00e0 celui de l'ann\u00e9e pr\u00e9c\u00e9dente<\/h3>\n<p>L'EBITDA (y compris la r\u00e9\u00e9valuation des biens immobiliers) s'est \u00e9lev\u00e9 \u00e0 44,0 millions de CHF en 2022, soit moins de la moiti\u00e9 de la valeur de 97,8 millions de CHF de l'ann\u00e9e pr\u00e9c\u00e9dente. L'EBTIDA 2022 comprend les d\u00e9penses li\u00e9es \u00e0 l'introduction en bourse (5,9 millions de CHF). Si l'on exclut l'effet de r\u00e9\u00e9valuation et les frais d'IPO, l'EBITDA est rest\u00e9 au niveau de l'ann\u00e9e pr\u00e9c\u00e9dente, \u00e0 48,9 millions de CHF.<\/p>\n<p>Le b\u00e9n\u00e9fice (y compris les effets de r\u00e9\u00e9valuation) a atteint 56,4 millions de CHF, contre 77,5 millions de CHF en 2021.
