Avec 19,2 millions d'euros, le Funds from Operations (FFO I) a \u00e9t\u00e9 sup\u00e9rieur de 90% \u00e0 celui de l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<h3>Les revenus locatifs augmentent<\/h3>\n<p>Les revenus locatifs ont augment\u00e9 de 16%, soit 5,1% sur une base \"like-for-like\", pour atteindre 116,5 millions d'euros. Peach estime qu'il existe un potentiel de croissance suppl\u00e9mentaire, car le loyer moyen par m\u00e8tre carr\u00e9 des immeubles, qui s'\u00e9l\u00e8ve \u00e0 pr\u00e8s de 6 euros\/m2, est inf\u00e9rieur d'environ 18% \u00e0 la moyenne du march\u00e9.<\/p>\n<p>Le parc immobilier de 27.550 logements a \u00e9t\u00e9 \u00e9valu\u00e9 \u00e0 2,6 milliards d'euros \u00e0 la fin 2022. Des d\u00e9valuations d'un volume de 12 millions d'euros ont \u00e9t\u00e9 compens\u00e9es par des investissements dans des mesures de modernisation et une acquisition, selon Peach.<\/p>\n<h3>Les pertes de change p\u00e8sent sur le r\u00e9sultat<\/h3>\n<p>Peach a enregistr\u00e9 des pertes comptables de 30 millions d'euros suite \u00e0 l'affaiblissement de l'euro par rapport au franc. De ce fait, le r\u00e9sultat apr\u00e8s imp\u00f4ts a chut\u00e9 \u00e0 -15 millions d'euros, alors qu'il avait encore atteint 186,1 millions d'euros l'ann\u00e9e pr\u00e9c\u00e9dente. L'EBIT est pass\u00e9 de 315 millions d'euros \u00e0 43,7 millions d'euros.<\/p>\n<p>Pour l'exercice 2023, Peach pr\u00e9voit une augmentation des revenus locatifs nets de 121 millions d'euros \u00e0 123 millions d'euros, ce qui correspond \u00e0 une croissance like-for-like de 4% selon les pr\u00e9visions. Le r\u00e9sultat op\u00e9rationnel (FFO I) se situera dans une fourchette de 21 millions d'euros \u00e0 23 millions d'euros, indique l'entreprise.<\/p>\n<h3>Pose de la premi\u00e8re pierre d'un projet r\u00e9sidentiel au bord du lac de Zurich<\/h3>\n<p>Alors qu'en Allemagne, Peach investit surtout dans des logements locatifs \u00e0 prix avantageux, l'entreprise construit en Suisse des logements en propri\u00e9t\u00e9 de grande qualit\u00e9 avec le projet de d\u00e9veloppement \"Peninsula W\u00e4denswil\" : en d\u00e9cembre, la premi\u00e8re pierre de 57 unit\u00e9s d'habitation de grande qualit\u00e9 a \u00e9t\u00e9 pos\u00e9e sur les rives du lac de Zurich, indique l'entreprise. Avant m\u00eame le premier coup de pioche, 60% des appartements \u00e9taient d\u00e9j\u00e0 vendus ou r\u00e9serv\u00e9s.
