La raison de ce recul est la baisse du r\u00e9sultat d'\u00e9valuation de 3,9 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 15,3 millions). Sans cet effet, le r\u00e9sultat op\u00e9rationnel a toutefois augment\u00e9 \u00e0 CHF 19,9 millions (+12,4 %). Fundamenta a augment\u00e9 ses revenus locatifs nets r\u00e9els de 10,0%, d\u00e9passant ainsi pour la premi\u00e8re fois la barre des 40 millions. Cette \u00e9volution est due \u00e0 l'acquisition de six immeubles existants, \u00e0 l'ach\u00e8vement d'un projet de d\u00e9veloppement et \u00e0 une nouvelle r\u00e9duction du taux d'inoccupation, de 2,5 \u00e0 1,6%. Gr\u00e2ce \u00e0 une croissance de 10,7%, le portefeuille immobilier a atteint une valeur au bilan de 1,2 milliard de CHF. Le taux d'int\u00e9r\u00eat moyen pond\u00e9r\u00e9 a augment\u00e9 de 0,8% \u00e0 1,1% \u00e0 la date de cl\u00f4ture. Sur l'ensemble de l'ann\u00e9e sous revue, le taux d'int\u00e9r\u00eat moyen est rest\u00e9 inchang\u00e9 \u00e0 0,8%.<\/p>\n<h3>Performance n\u00e9gative<\/h3>\n<p>Apr\u00e8s avoir augment\u00e9 de 26,7% au cours des deux ann\u00e9es pr\u00e9c\u00e9dentes, le cours de l'action a recul\u00e9 de 17,2% \u00e0 16,10 CHF dans le contexte de march\u00e9 plus difficile de l'ann\u00e9e 2022. En tenant compte du dividende de 0,55 CHF par action vers\u00e9 en avril, la performance totale a \u00e9t\u00e9 de -14,9% (ann\u00e9e pr\u00e9c\u00e9dente : +10,9%). A la date de cl\u00f4ture du bilan, le march\u00e9 des capitaux a \u00e9valu\u00e9 l'action, en raison de l'\u00e9volution du cours, avec une d\u00e9cote de -4,5% (ann\u00e9e pr\u00e9c\u00e9dente : prime de +16,7%) par rapport \u00e0 la VNI apr\u00e8s imp\u00f4ts latents.<\/p>\n<p>Pour l'exercice 2022, le conseil d'administration proposera \u00e0 nouveau une distribution de 0,55 CHF par action lors de l'assembl\u00e9e g\u00e9n\u00e9rale ordinaire du 5 avril 2023. La distribution propos\u00e9e de 16,5 millions de CHF au total correspond, par rapport au b\u00e9n\u00e9fice net d\u00e9clar\u00e9, \u00e0 un payout ratio de 74,3%.<\/p>\n<h3>Conseil d'administration : Herbert Stoop ne se repr\u00e9sentera pas en 2024<\/h3>\n<p>Lors de la prochaine assembl\u00e9e g\u00e9n\u00e9rale, l'ensemble du conseil d'administration se pr\u00e9sentera \u00e0 une r\u00e9\u00e9lection.
