Suite \u00e0 la hausse des taux d'int\u00e9r\u00eat de la Banque centrale suisse, les charges d'int\u00e9r\u00eats pour les cr\u00e9dits fixes \u00e0 court terme du Swissinvest Real Estate Fund sont pass\u00e9es de 0,35% \u00e0 pr\u00e8s de 1,4%. La direction du fonds s'attend actuellement \u00e0 des co\u00fbts de financement externe de 2,6 millions de CHF pour l'exercice en cours, ce qui correspond \u00e0 un doublement par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente (1,3 million de CHF).<\/p>\n<p>Avec 21,6 millions de CHF, les revenus locatifs se situent au niveau de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente. Le taux de d\u00e9faillance des loyers a diminu\u00e9 par rapport \u00e0 la cl\u00f4ture annuelle 2021\/22, passant de 4,21% \u00e0 3,66%.<\/p>\n<h3>Achat \u00e0 Zurich<\/h3>\n<p>Au cours du semestre, un bien immobilier de contigu\u00eft\u00e9 a \u00e9t\u00e9 acquis \u00e0 Zurich-Wiedikon. Le bien immobilier An der Ruhestrasse 3 a \u00e9t\u00e9 pay\u00e9 3,5 millions de CHF. Il compl\u00e8te les immeubles Ruhestrasse 5 et 7 d\u00e9j\u00e0 pr\u00e9sents dans le portefeuille en vue d'un d\u00e9veloppement futur.<\/p>\n<p>Comme le pr\u00e9cise la direction du fonds, le permis de construire pour le nouveau b\u00e2timent de remplacement Ruhestrasse 1, Manessestrasse 204 \u00e0 Zurich est attendu pour le premier semestre 2023. Pendant ce temps, le nouveau b\u00e2timent Obstgartenstrasse 12 et 14 \u00e0 Kloten avance comme pr\u00e9vu, selon Swissinvest. L'emm\u00e9nagement est toujours pr\u00e9vu pour l'automne 2023. Le projet de construction \"Les Sauvabelines\" \u00e0 Lausanne est \u00e9galement dans les temps, selon les informations fournies.
