Hors r\u00e9\u00e9valuations, le b\u00e9n\u00e9fice net a en revanche atteint 14,7 millions de CHF (+32,3%). Les revenus immobiliers ont augment\u00e9 de 4,7% \u00e0 28,4 millions de CHF, la valeur du portefeuille de 5,1% \u00e0 754,5 millions de CHF. La soci\u00e9t\u00e9 a atteint un nouveau record en mati\u00e8re de taux d'inoccupation, qui a baiss\u00e9 au cours de l'ann\u00e9e de 2,6% \u00e0 1,5%.<\/p>\n<p>Le b\u00e9n\u00e9fice des immeubles en d\u00e9veloppement a doubl\u00e9. Il a augment\u00e9 de 4,5 millions pour atteindre 8,3 millions de CHF. Pour le portefeuille de d\u00e9veloppement, SF Urban Properties 2022 a acquis pour 5,7 millions de CHF l'Alte Landstrasse 26 \u00e0 R\u00fcschlikon, pour 8,3 millions de CHF la Seefeldstrasse 186 \u00e0 Zurich et pour 8,6 millions de CHF le projet am Ruchenacher 17 \u00e0 Zumikon. Pour le portefeuille de rendement, il y a eu l'achat de la Binningerstrasse 5\/Innere Margarethenstrasse 2 \u00e0 B\u00e2le pour 18,2 millions de CHF.<\/p>\n<h3>Baisse des charges financi\u00e8res malgr\u00e9 la hausse des taux d'int\u00e9r\u00eat<\/h3>\n<p>Le taux d'int\u00e9r\u00eat moyen des dettes financi\u00e8res s'est \u00e9lev\u00e9 \u00e0 2,01% au cours de l'ann\u00e9e sous revue. Bien que le taux d'int\u00e9r\u00eat de l'ann\u00e9e pr\u00e9c\u00e9dente ait \u00e9t\u00e9 nettement inf\u00e9rieur (1,35%), les charges financi\u00e8res nettes ont baiss\u00e9 de 5,2 millions \u00e0 4,8 millions de CHF. Selon la direction du fonds, cela s'explique par des r\u00e9\u00e9valuations d'op\u00e9rations de couverture de taux.<\/p>\n<h3>Rendement de la distribution \u00e0 4,0%<\/h3>\n<p>La distribution aux actionnaires devrait rester inchang\u00e9e par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente et s'\u00e9lever \u00e0 3,60 CHF par action.
