L'ann\u00e9e derni\u00e8re, six immeubles d'une surface locative totale d'environ 37 500 m\u00b2 sont venus s'ajouter au portefeuille. Gr\u00e2ce aux nouvelles acquisitions, le revenu locatif r\u00e9el (annualis\u00e9) a augment\u00e9 de 35,5% pour atteindre 16,8 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 12,4 millions de CHF). Fin 2022, l'\u00e9tat locatif \u00e9tait de 97,6% (ann\u00e9e pr\u00e9c\u00e9dente : 96,7%).<\/p>\n<p>Le produit net a augment\u00e9 de 8,23 millions de CHF \u00e0 10,24 millions de CHF, mais le r\u00e9sultat total s'est effondr\u00e9 de 18,72 millions de CHF \u00e0 8,03 millions de CHF. Le rendement de la distribution s'\u00e9l\u00e8ve \u00e0 5,4% au 31.12.2022, et le rendement des placements atteint 4,4%. La distribution pour l'ann\u00e9e 2022 devrait passer de 6,10 CHF \u00e0 6,15 CHF par part.<\/p>\n<p>La direction du fonds pr\u00e9voit une nouvelle croissance pour 2023. Selon Helvetica Property Investors, plusieurs immeubles attrayants se trouvent actuellement dans le pipeline, dont l'acquisition permettrait d'augmenter encore consid\u00e9rablement la qualit\u00e9 et la capacit\u00e9 de distribution du portefeuille. Si les conditions du march\u00e9 sont favorables, une nouvelle augmentation de capital sera envisag\u00e9e.<\/p>\n<h3>Le HSC Fund \u00e9largit son succ\u00e8s global<\/h3>\n<p>Si le Helvetica Swiss Commercial Fund (HSC Fund) n'a pas r\u00e9alis\u00e9 d'acquisitions au cours de l'exercice 2022, il a n\u00e9anmoins augment\u00e9 ses revenus locatifs et la valeur de son portefeuille.<\/p>\n<p>La valeur v\u00e9nale du portefeuille a augment\u00e9 de 0,9% pour atteindre 756,2 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 749,8 millions de CHF), et l'\u00e9tat locatif a atteint 95,1% contre 93,1% l'ann\u00e9e pr\u00e9c\u00e9dente. En raison d'une augmentation sensible de la demande de surfaces locatives, les revenus annuels des loyers et des droits de superficie auraient augment\u00e9 de 0,7 million de CHF pour atteindre 42,7 millions de CHF.<\/p>\n<p>Le revenu net du fonds est pass\u00e9 de 27,74 millions de CHF \u00e0 29,30 millions de CHF, et le r\u00e9sultat total a augment\u00e9 de 25,91 millions de CHF \u00e0 28,03 millions de CHF. Le rendement de la distribution a \u00e9t\u00e9 de 5,5% ; et le rendement des placements a atteint 5,8%. La distribution pour l'exercice s'\u00e9l\u00e8vera \u00e0 5,35 CHF par part, soit cinq centimes de plus que l'ann\u00e9e pr\u00e9c\u00e9dente. En 2023, elle devrait augmenter de cinq centimes suppl\u00e9mentaires pour atteindre 5,40 CHF.<\/p>\n<h3>Le HSL Fund augmente les actifs du fonds de plus de 300 millions<\/h3>\n<p>Au cours de l'ann\u00e9e 2022, le Helvetica Swiss Living Fund (HSL Fund), qui se concentre sur le logement, a augment\u00e9 son portefeuille de 63%, passant de 501 millions de CHF \u00e0 818 millions de CHF. Actuellement, le fonds d\u00e9tient 62 immeubles d'habitation avec 1.850 unit\u00e9s de logement (ann\u00e9e pr\u00e9c\u00e9dente : 41 immeubles). Les revenus locatifs annualis\u00e9s ont augment\u00e9 de 58%, passant de 18,3 millions de CHF \u00e0 28,9 millions de CHF. Le taux de d\u00e9faillance des loyers a baiss\u00e9 de 7,73% \u00e0 5,80%.<\/p>\n<p>Le revenu net du fonds est pass\u00e9 de 11,98 millions de CHF \u00e0 15,03 millions de CHF, et le r\u00e9sultat total a augment\u00e9 de 19,74 millions de CHF \u00e0 24,35 millions de CHF. Le rendement des placements a atteint 5,9%, et pour l'exercice 2022, la distribution devrait passer de 3,40 CHF \u00e0 3,45 CHF par part.<\/p>\n<p>La direction du fonds s'attend \u00e0 une augmentation des revenus locatifs en 2023 et veut maintenir le cap sur la croissance. Des lev\u00e9es de fonds suppl\u00e9mentaires sont envisag\u00e9es, selon Helvetica Property Investors.
