Le r\u00e9sultat plus \u00e9lev\u00e9 des revenus locatifs, qui a presque quadrupl\u00e9 pour atteindre 11,3 millions de CHF, et les variations positives de la valeur de march\u00e9 des immeubles de placement de 12,8 millions de CHF (2021 : 16,3 millions) y ont contribu\u00e9 en premier lieu. La revalorisation r\u00e9sulte de prestations op\u00e9rationnelles, souligne Ina Invest. A cela s'est ajout\u00e9 un produit financier positif provenant de la vente d'un swap de taux d'int\u00e9r\u00eat.<\/p>\n<h3>Le nombre de b\u00e2timents a doubl\u00e9 pour atteindre 40<\/h3>\n<p>Le portefeuille s'est consid\u00e9rablement \u00e9toff\u00e9. Le closing de la reprise du groupe Ceres, propri\u00e9taire du site de d\u00e9veloppement de Bredella \u00e0 Pratteln, qui s'\u00e9tend sur plus de huit hectares, a \u00e9t\u00e9 un moment fort en janvier. Le d\u00e9veloppement de ce dernier se d\u00e9roule comme pr\u00e9vu. Entre-temps, un immeuble annexe a \u00e9t\u00e9 vendu avec profit. L'achat et l'int\u00e9gration de l'immeuble en d\u00e9veloppement Grand-Pr\u00e9 \u00e0 Gen\u00e8ve ont \u00e9galement eu lieu en 2022. Au total, le portefeuille d'Ina Invest comprend d\u00e9sormais 40 immeubles (fin 2021 : 20) situ\u00e9s dans des zones urbaines.<\/p>\n<p>Ina Invest donne quelques mises \u00e0 jour sur l'\u00e9volution du portefeuille :<\/p>\n<ul>\n<li>Le nouveau b\u00e2timent \"Elefant\" dans la Lokstadt \u00e0 Winterthour est lou\u00e9 \u00e0 100% \u00e0 une compagnie d'assurance. La livraison pour l'am\u00e9nagement du locataire a eu lieu en d\u00e9cembre 2022.<\/li>\n<li>L'h\u00f4tel Holiday Inn Express &amp; Suites dans le Baselink-Areal \u00e0 Allschwil est termin\u00e9 ; l'ouverture a eu lieu en janvier 2023.<\/li>\n<li>Le plan d'am\u00e9nagement de Bredella West a \u00e9t\u00e9 mis en consultation \u00e0 l'unanimit\u00e9 par le conseil des habitants, l'approbation devrait \u00eatre disponible au premier trimestre 2024.<\/li>\n<li>Le projet \"Schaffhauserstrasse\" \u00e0 Zurich a obtenu le permis de construire.<\/li>\n<li>Les demandes de permis de construire pour les halles de la Lokstadt \u00e0 Winterthour ainsi que pour la zone industrielle \"Birspark\" \u00e0 Aesch ont \u00e9t\u00e9 d\u00e9pos\u00e9es.<\/li>\n<\/ul>\n<p>L'objectif \u00e0 moyen terme d'Ina Invest est d'avoir un portefeuille de plus de 2 milliards de francs suisses et un rendement des fonds propres (ROE) de plus de 6%. <i>(aw)<\/i><\/p>","protected":false},"excerpt":{"rendered":"<p>La soci\u00e9t\u00e9 immobili\u00e8re Ina Invest, cot\u00e9e \u00e0 la SIX Swiss Exchange, a augment\u00e9 la valeur de son portefeuille de 94% au cours de l'exercice 2022.
