La soci\u00e9t\u00e9 immobili\u00e8re a annonc\u00e9 lors de la pr\u00e9sentation des premiers chiffres provisoires de l'exercice qu'elle avait r\u00e9alis\u00e9 \"un r\u00e9sultat r\u00e9jouissant, avec un r\u00e9sultat de r\u00e9\u00e9valuation moins \u00e9lev\u00e9 que l'ann\u00e9e pr\u00e9c\u00e9dente, comme on pouvait s'y attendre\".<\/p>\n<p>La valeur du portefeuille immobilier a augment\u00e9 d'environ 10% pour atteindre 811,8 millions de CHF (31.12.2021 : 741,3 millions de CHF) en raison d'acquisitions, d'investissements dans des immeubles existants et dans des projets de construction ainsi que d'effets de r\u00e9\u00e9valuation positifs, selon Novavest. La part r\u00e9sidentielle du portefeuille s'\u00e9l\u00e8verait \u00e0 61% des revenus locatifs th\u00e9oriques \u00e0 la fin de l'ann\u00e9e 2022. Les revenus locatifs ont atteint 29,2 millions de CHF, soit neuf pour cent de plus que l'ann\u00e9e pr\u00e9c\u00e9dente (26,7 millions de CHF).<\/p>\n<h3>Le r\u00e9sultat de la r\u00e9\u00e9valuation baisse fortement<\/h3>\n<p>Le r\u00e9sultat de la r\u00e9\u00e9valuation s'\u00e9l\u00e8ve \u00e0 11,9 millions de CHF en 2022, ce qui est nettement inf\u00e9rieur aux 21,8 millions de CHF de l'ann\u00e9e pr\u00e9c\u00e9dente. Le r\u00e9sultat d'exploitation avant int\u00e9r\u00eats et imp\u00f4ts (EBIT) passe de CHF 39,1 millions \u00e0 CHF 30,7 millions. Novavest s'attend \u00e0 un b\u00e9n\u00e9fice, y compris le r\u00e9sultat de r\u00e9\u00e9valuation, de CHF 22,4 millions - un recul de pr\u00e8s de sept millions par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente (29,3 millions). Le b\u00e9n\u00e9fice hors r\u00e9sultat de r\u00e9\u00e9valuation devrait en revanche augmenter de 11,7 millions de CHF \u00e0 12,7 millions de CHF, selon Novavest.<\/p>\n<p>Le rapport annuel 2022 et d'autres d\u00e9tails sur l'exercice doivent \u00eatre publi\u00e9s le 22 f\u00e9vrier 2023. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Les revenus locatifs de la soci\u00e9t\u00e9 immobili\u00e8re ont augment\u00e9 pour atteindre 29,2 millions de CHF.
