Comme le communique l'entreprise, la prise en charge du volume total de l'\u00e9mission a \u00e9t\u00e9 confirm\u00e9e principalement par des actionnaires d'ancrage. Peach entend utiliser le produit de l'\u00e9mission pour rembourser des dettes financi\u00e8res non garanties. Le ratio d'endettement (LTV) du groupe diminuera de 2,4% pour atteindre 49,4% (base pro-forma 1er semestre 2022).<\/p>\n<p>L'actionnaire principal Ares Management n'est pas tenu de pr\u00e9senter une offre publique d'achat pour Peach suite \u00e0 l'emprunt convertible, a encore indiqu\u00e9 l'entreprise. La Commission des OPA a accept\u00e9 la demande d'Ares Management en ce sens. Ares Management avait annonc\u00e9 fin 2022 une participation de 36,77% dans Peach Property, contre 26% auparavant.<\/p>\n<h3>L'augmentation des co\u00fbts p\u00e8se sur le FFO I<\/h3>\n<p>En d\u00e9cembre 2022, Peach a d\u00fb r\u00e9viser partiellement \u00e0 la baisse ses pr\u00e9visions pour l'exercice 2022 : Il s'attend \u00e0 une capacit\u00e9 de rendement op\u00e9rationnelle (FFO I) de 16 millions de CHF - et donc en dessous de la pr\u00e9vision pr\u00e9c\u00e9dente de 18-21 millions de CHF. La raison en est que les frais d'entretien, d'exploitation et de financement ont fortement augment\u00e9 au troisi\u00e8me trimestre. En revanche, les revenus locatifs devraient se situer dans le haut de la fourchette des pr\u00e9visions de 113-117 millions de CHF pour 2022, selon Peach. De plus, des d\u00e9valuations touchent l'entreprise qui d\u00e9tient des immeubles d'habitation en Allemagne : Les experts pr\u00e9voient pour le deuxi\u00e8me semestre 2022 une baisse de l'\u00e9valuation de l'ordre des r\u00e9\u00e9valuations effectu\u00e9es au premier semestre, indique Peach. Cela devrait conduire \u00e0 un r\u00e9sultat d'\u00e9valuation neutre pour l'ensemble de l'exercice.<\/p>\n<p>Des mesures suppl\u00e9mentaires seront prises pour renforcer les liquidit\u00e9s, par exemple en demandant une renonciation au dividende pour l'exercice 2022, en proc\u00e9dant \u00e0 des r\u00e9ductions de co\u00fbts op\u00e9rationnels et en limitant les d\u00e9penses d'investissement, poursuit l'entreprise. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>L'entreprise d'immobilier r\u00e9sidentiel \u00e9met un emprunt \u00e0 conversion obligatoire d'un montant de 63 millions de CHF afin de r\u00e9duire son endettement.
