Le fonds a \u00e9galement cl\u00f4tur\u00e9 avec succ\u00e8s son quatri\u00e8me exercice malgr\u00e9 un contexte \u00e9conomique difficile, indique le gestionnaire d'actifs.<\/p>\n<p>La valeur nette d'inventaire par part a atteint 109,27 CHF par part, ce qui est l\u00e9g\u00e8rement sup\u00e9rieur \u00e0 la valeur de l'ann\u00e9e pr\u00e9c\u00e9dente. La distribution reste inchang\u00e9e \u00e0 3,00 CHF. Le BSPF n'a certes pas pu \u00e9chapper aux corrections sur les march\u00e9s financiers - d\u00e9clench\u00e9es par la guerre en Ukraine et les hausses de taux d'int\u00e9r\u00eat. Il affiche une performance (distribution comprise) de -12,8% pour l'exercice 2021\/22.<\/p>\n<p>Les revenus locatifs th\u00e9oriques (avant d\u00e9duction des pertes de loyers) ont augment\u00e9 de 30,2% par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, principalement des acquisitions : Le fonds a acquis 20 immeubles au cours de l'ann\u00e9e sous revue, dont trois immeubles de sant\u00e9 en janvier 2022. En excluant ces transactions, les revenus locatifs th\u00e9oriques sur le portefeuille ont augment\u00e9 de 0,6%, selon Baloise Asset Management. Le taux de d\u00e9faillance des loyers a baiss\u00e9 de 5,5% \u00e0 4,1%.
