Les rendements des placements ont ainsi atteint des valeurs comprises entre 4,1% et 6,2%. La performance des fonds s'est situ\u00e9e entre -14,2% et -20,6%.<\/p>\n<p><strong>CS 1a Immo PK : le rendement des placements augmente \u00e0 6,2 pour cent<\/strong><\/p>\n<p>Le Credit Suisse 1a Immo PK (CS 1a Immo PK) pr\u00e9sente pour l'exercice 2021\/22 un rendement des placements de 6,2% (ann\u00e9e pr\u00e9c\u00e9dente : 5,1%). La valeur v\u00e9nale des immeubles a augment\u00e9 de 4,8 \u00e0 4,9 milliards de CHF, tandis que le taux de d\u00e9faillance des loyers a baiss\u00e9 de 7,8% \u00e0 6,1%. La distribution s'\u00e9l\u00e8ve \u00e0 45,00 CHF\/part, comme l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Sur le march\u00e9 secondaire, le fonds CS 1a Immo PK a cl\u00f4tur\u00e9 l'exercice 2021\/22 avec un disagio de -12,0% (ann\u00e9e pr\u00e9c\u00e9dente : agio de 16,4%). En cons\u00e9quence, le fonds a affich\u00e9 une performance de -20,1% sur le march\u00e9 secondaire (ann\u00e9e pr\u00e9c\u00e9dente : 19,4%).<\/p>\n<p>Le fonds a vendu trois immeubles \u00e0 Pfungen, Lucerne et Steinhausen - selon les indications du Credit Suisse, dans l'ensemble bien au-dessus des valeurs v\u00e9nales. En outre, trois projets de construction \u00e0 Agno, Locarno et Romanshorn ainsi que deux r\u00e9novations \u00e0 Gen\u00e8ve et Neuch\u00e2tel ont \u00e9t\u00e9 achev\u00e9s et remis aux locataires.<\/p>\n<p>Le Credit Suisse maintient l'introduction en bourse du fonds - pr\u00e9vue en fait pour le quatri\u00e8me trimestre 2022. La prochaine date la plus proche possible est le quatri\u00e8me trimestre 2023 - \"pour autant que la volatilit\u00e9 et le volume des transactions soient revenus \u00e0 la normale d'ici l\u00e0\".<\/p>\n<p><strong>CS REF Interswiss : le rendement des placements augmente l\u00e9g\u00e8rement<\/strong><\/p>\n<p>Le Credit Suisse Real Estate Fund Interswiss (CS REF Interswiss) a r\u00e9alis\u00e9 un rendement de placement de 4,1% au cours de l'exercice 2021\/22, contre 4,0% l'ann\u00e9e pr\u00e9c\u00e9dente. La valeur v\u00e9nale des immeubles a augment\u00e9 de 2,4 \u00e0 2,7 milliards de CHF, le taux de d\u00e9faillance des loyers a baiss\u00e9 de 9,8% \u00e0 8,0%. La distribution reste stable \u00e0 7,40 CHF\/part.<\/p>\n<p>La performance est pass\u00e9e de 8,4% \u00e0 -14,2% au cours de l'exercice clos, la prime passant de 4,6% \u00e0 -13,7%.<\/p>\n<p>Le Credit Suisse annonce en outre qu'au 30 septembre 2022, des d\u00e9nonciations ont \u00e9t\u00e9 re\u00e7ues pour 114 029 parts, ce qui correspond \u00e0 1,3% des parts en circulation. Le remboursement aura vraisemblablement lieu en d\u00e9cembre 2023, dans le respect du d\u00e9lai de r\u00e9siliation ordinaire.<\/p>\n<p>Des achats ont \u00e9t\u00e9 effectu\u00e9s \u00e0 Berne (1) ainsi qu'\u00e0 Gen\u00e8ve et Yverdon (2 chacun). A Nyon, le fonds a vendu un immeuble.<\/p>\n<p><strong>CS REF Logisticsplus : le rendement des placements baisse \u00e0 4,4 pour cent<\/strong><\/p>\n<p>Pour le Credit Suisse Real Estate Fund Logisticsplus (CS REF Logisticsplus), le rendement des placements a baiss\u00e9 de 5,2% \u00e0 4,4%. La distribution est r\u00e9duite \u00e0 3,50 CHF\/part (ann\u00e9e pr\u00e9c\u00e9dente : 3,90 CHF).<\/p>\n<p>La valeur v\u00e9nale du portefeuille a augment\u00e9 \u00e0 917,5 millions de francs (ann\u00e9e pr\u00e9c\u00e9dente : 813,4 millions), ce qui, selon le Credit Suisse, est principalement d\u00fb \u00e0 l'acquisition d'immeubles existants et \u00e0 l'ach\u00e8vement d'un projet de construction : des immeubles ont \u00e9t\u00e9 acquis \u00e0 Unterkulm, Cousset et Illnau-Effretikon ; le Parking Kunstmuseum \u00e0 B\u00e2le a \u00e9t\u00e9 achev\u00e9. En outre, quatre petits immeubles dont les contrats de location arrivaient en partie \u00e0 \u00e9ch\u00e9ance ont \u00e9t\u00e9 vendus l\u00e9g\u00e8rement au-dessus de leur valeur v\u00e9nale, pr\u00e9cise le Credit Suisse. Le taux de d\u00e9faillance des loyers s'est \u00e9lev\u00e9 \u00e0 3,5%, contre 3,0% l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>La performance du CS REF Logisticsplus a baiss\u00e9 de 10,0% \u00e0 -18,9 %, et l'agio a diminu\u00e9 de 36,2% \u00e0 5,0%.<\/p>\n<p><strong>CS REF Siat : le rendement des placements recule \u00e0 5,2 pour cent<\/strong><\/p>\n<p>Le Credit Suisse Real Estate Fund Siat (CS REF Siat) affiche pour l'exercice 2021\/22 un rendement des placements de 5,2%, contre 6,4% l'ann\u00e9e pr\u00e9c\u00e9dente. La valeur v\u00e9nale des immeubles s'est \u00e9lev\u00e9e \u00e0 3,9 milliards de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 3,7 milliards). Le taux de d\u00e9faillance des loyers a baiss\u00e9 d'un point de pourcentage \u00e0 3,1% (ann\u00e9e pr\u00e9c\u00e9dente : 4,1%). La distribution s'\u00e9l\u00e8ve \u00e0 5,20 CHF\/part, comme l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>La performance du CS REF Siat est pass\u00e9e de 19,8% \u00e0 -20,6%, l'agio a baiss\u00e9 de 54,1% \u00e0 17,6%.<\/p>\n<p>Le fonds a acquis un projet de construction \u00e0 Brunnen et une vente a eu lieu \u00e0 Rothrist. Actuellement, le CS REF Siat r\u00e9alise des projets de construction \u00e0 B\u00e2le, D\u00fcbendorf, Neuch\u00e2tel, Prangins et Spreitenbach.
