La soci\u00e9t\u00e9 immobili\u00e8re estime que le premier semestre s'est d\u00e9roul\u00e9 de mani\u00e8re satisfaisante : au final, le b\u00e9n\u00e9fice s'\u00e9l\u00e8ve \u00e0 CHF 3,4 millions (+70%), soit CHF 1,02 par action. Le rendement sur les fonds propres investis est pass\u00e9 de 3,0% l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 5,0% aujourd'hui.<\/p>\n<p>Selon les indications de l'entreprise, le b\u00e9n\u00e9fice avant variation de la valeur du march\u00e9 a atteint 2,1 millions de CHF, soit environ 30% de plus que la valeur de l'ann\u00e9e pr\u00e9c\u00e9dente (1,6 million de CHF). Z\u00fcblin explique cette augmentation par le succ\u00e8s des locations de l'ann\u00e9e pr\u00e9c\u00e9dente. Ils auraient conduit \u00e0 une augmentation du r\u00e9sultat d'exploitation de la location d'environ 8% \u00e0 4,1 millions de CHF. Parall\u00e8lement, les frais administratifs ont diminu\u00e9 de 13%.<\/p>\n<p>La r\u00e9\u00e9valuation du portefeuille d'immeubles a entra\u00een\u00e9 une variation de la valeur de march\u00e9 de 1,3 million de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 0,5 million). Le rendement locatif net g\u00e9n\u00e9r\u00e9 a \u00e9t\u00e9 de 3,7%, soit l\u00e9g\u00e8rement inf\u00e9rieur \u00e0 celui de l'ann\u00e9e pr\u00e9c\u00e9dente (3,8%).<\/p>\n<p>La valeur du portefeuille immobilier, compos\u00e9 de six immeubles, s'est \u00e9lev\u00e9e \u00e0 226,7 millions de CHF (+0,7%). Les revenus locatifs ont atteint CHF 8,9 millions (ann\u00e9e pr\u00e9c\u00e9dente : 9,1 millions). Les contrats de location pour les surfaces de bureaux sont principalement index\u00e9s, indique Z\u00fcblin it. Il ne faut donc pas s'attendre \u00e0 ce que le d\u00e9but du rench\u00e9rissement ait des r\u00e9percussions importantes sur le r\u00e9sultat d'exploitation des locations \u00e0 la fin de l'exercice en cours. La dur\u00e9e moyenne pond\u00e9r\u00e9e des contrats (WALT) de l'ensemble du portefeuille est de 3,1 ans.<\/p>\n<p>Z\u00fcblin annonce en outre qu'elle maintient sa strat\u00e9gie consistant \u00e0 n'acheter que des immeubles conformes \u00e0 sa strat\u00e9gie.
