Le capital \u00e9tranger de 5,4 milliards de CHF (au 30 juin 2022) est bien amorti par une palette diversifi\u00e9e d'instruments. Au troisi\u00e8me trimestre, les deux cr\u00e9dits consortiaux Sustainability-linked de 2,6 milliards de CHF ont \u00e9t\u00e9 prolong\u00e9s par anticipation d'un an, jusqu'en 2027\/28, \u00e0 des marges stables. Il n'est pas n\u00e9cessaire de proc\u00e9der \u00e0 des refinancements importants jusqu'en 2025.<\/p>\n<p>\"Outre la flexibilit\u00e9 temporelle, les \u00e9ventuels surco\u00fbts d'un refinancement ult\u00e9rieur sont en outre, de notre point de vue, bien compens\u00e9s par l'indexation des loyers commerciaux, les revenus suppl\u00e9mentaires g\u00e9n\u00e9r\u00e9s par les d\u00e9veloppements immobiliers achev\u00e9s au sein du pipeline de projets et le recyclage prudent du capital\", a d\u00e9clar\u00e9 le directeur financier Marcel Kucher.<\/p>\n<p>A moyen terme, Swiss Prime Site veut mettre en place un financement durable de l'ensemble de l'entreprise. Pour ce faire, la soci\u00e9t\u00e9 immobili\u00e8re a pr\u00e9sent\u00e9 son nouveau \"Green Finance Framework\", qui comprend non seulement des obligations \"vertes\", mais aussi des cr\u00e9dits li\u00e9s de mani\u00e8re durable et d'autres instruments financiers.<\/p>\n<h3>Le secteur des sciences de la vie en point de mire<\/h3>\n<p>Actuellement, Swiss Prime Site voit surtout un potentiel de croissance dans le secteur des sciences de la vie : le secteur investit de mani\u00e8re disproportionn\u00e9e dans la recherche et la technologie et se r\u00e9v\u00e8le peu sensible aux phases de r\u00e9cession. En Suisse, il existe des clusters de ce type, notamment dans les r\u00e9gions de B\u00e2le, de Zurich et du lac L\u00e9man.<\/p>\n<p>A B\u00e2le, l'entreprise immobili\u00e8re est propri\u00e9taire du Tech Park sur le site St\u00fccki, qui va \u00eatre agrandi : \"La demande de surfaces de laboratoire et de recherche pr\u00eates \u00e0 \u00eatre occup\u00e9es nous a incit\u00e9s \u00e0 agrandir consid\u00e9rablement le St\u00fccki Park au moyen de deux \u00e9tapes de construction, respectivement \u00e0 doubler la surface de 27.000 m\u00b2 \u00e0 60.000 m\u00b2 avec quatre nouveaux b\u00e2timents\", explique le CEO Ren\u00e9 Zahnd. Il existe un deuxi\u00e8me cluster pour les sciences de la vie \u00e0 Schlieren, pr\u00e8s de Zurich. \"L\u00e0 aussi, des surfaces de laboratoire et de recherche sont en cours de construction sur notre site JED. Les deux projets de B\u00e2le et de Schlieren sont aujourd'hui d\u00e9j\u00e0 presque enti\u00e8rement lou\u00e9s\".<\/p>\n<h3>Real Estate Asset Management en pleine croissance<\/h3>\n<p>Swiss Prime Site souligne en outre la bonne \u00e9volution du secteur Real Estate Asset Management ou Swiss Prime Site Solutions : Au cours de l'exercice actuel, le gestionnaire d'actifs a lev\u00e9 plus d'un demi-milliard de capitaux au total, tous produits confondus, et les actifs sous gestion sont pass\u00e9s \u00e0 plus de 7,3 milliards de francs. Quelque 10% nouveaux clients ont \u00e9t\u00e9 acquis. Apr\u00e8s la finalisation de l'acquisition et de l'int\u00e9gration d'Akara, une forte croissance op\u00e9rationnelle est \u00e9galement vis\u00e9e pour les ann\u00e9es \u00e0 venir.
