En effet, les risques climatiques ne seraient actuellement pas suffisamment pris en compte dans l'\u00e9valuation immobili\u00e8re. Les risques dits de transition dans la r\u00e9alisation des objectifs de d\u00e9carbonisation - par exemple en raison d'un changement de r\u00e9glementation ou d'un choc \u00e9conomique - pourraient entra\u00eener une baisse des valeurs, pr\u00e9vient Lisette van Doorn, CEO de l'ULI Europe. Elle met notamment en garde contre un march\u00e9 divis\u00e9 en deux : les analyses de l'ULI ont montr\u00e9 que les activit\u00e9s de d\u00e9carbonisation se concentrent actuellement sur des actifs de plus grande valeur, pour lesquels le rapport co\u00fbt\/b\u00e9n\u00e9fice de la mise \u00e0 niveau est plus faible. \"Or, notre objectif est de pr\u00e9server la valeur \u00e0 long terme de tous les b\u00e2timents afin que nos villes restent attractives\".<\/p>\n<p>Dans ce but, ULI a pr\u00e9sent\u00e9 ses lignes directrices d'\u00e9valuation, les \"Transition Risk Assessment Consultation Guidelines\". Elles doivent contribuer \u00e0 \u00e9liminer les risques de transition et \u00e0 combler le manque de connaissances au b\u00e9n\u00e9fice de tous les propri\u00e9taires et gestionnaires. Le guide ULI identifie neuf risques de transition ayant un impact significatif sur les valeurs immobili\u00e8res et pouvant \u00eatre mod\u00e9lis\u00e9s financi\u00e8rement, standardis\u00e9s et communiqu\u00e9s. Ces risques incluent le co\u00fbt de la d\u00e9carbonisation, les ressources internes, le co\u00fbt de l'\u00e9nergie, le prix du carbone et le carbone incarn\u00e9, ainsi que l'impact de la d\u00e9carbonisation sur l'amortissement, les variations des revenus locatifs et la valeur des transactions.
