A quoi ressemble, ou devrait ressembler, le \"d\u00e9veloppement de projets en p\u00e9riode de difficult\u00e9s \u00e9conomiques\" - c'est la question que beaucoup se posent ces jours-ci. L'\u00e9conomiste du CS n'a pas voulu donner beaucoup d'espoir quant \u00e0 une nouvelle baisse des taux d'int\u00e9r\u00eat - les banques centrales ont trop longtemps cru, \u00e0 tort, que l'inflation se r\u00e9v\u00e9lerait \u00eatre un effet temporaire. L'inflation est tenace et \"dynamiquement contagieuse\". La Suisse est certes mieux plac\u00e9e que les Etats-Unis et l'UE en mati\u00e8re de politique mon\u00e9taire, mais il est bien connu que la BNS ne peut pas cuisiner sa propre soupe. Les taux d'int\u00e9r\u00eat ne baissent donc pas pour l'instant, et oui, des taux d'int\u00e9r\u00eat \u00e9lev\u00e9s sont un \"poison pour l'immobilier\", selon Hasenmaile. Il a calcul\u00e9 son effet sur l'\u00e9valuation : Si les taux d'actualisation passent de 3 \u00e0 4 %, cela entra\u00eene un recul de l'\u00e9valuation de 22 % - l'effet \u00e9tant d'autant plus fort que le niveau initial du taux d'actualisation est bas.<\/p>\n<p>Mais sur le march\u00e9 de l'immobilier, il n'est - heureusement - pas seulement question d'int\u00e9r\u00eats. Le fait qu'ils augmentent maintenant a aussi du bon, car cela rappelle au secteur immobilier sa v\u00e9ritable mission : la cr\u00e9ation de valeur par l'immobilier lui-m\u00eame. Bien au contraire : ce sont les promoteurs qui sont responsables de la cr\u00e9ation de valeur plus que tous les autres. Marc Lyon, Head Real Estate Development CH, Implenia Suisse, a certes reconnu que les affaires \u00e9taient devenues \"plus complexes\" au cours des derniers mois, mais il s'est concentr\u00e9 sur les opportunit\u00e9s. Pour lui aussi, le th\u00e8me de la durabilit\u00e9 est au premier plan, et ce pour tous les projets de sa maison. Il poursuit cette pr\u00e9occupation en association avec une strat\u00e9gie de certification claire - dont les avantages mat\u00e9riels ne sont certes pas toujours imm\u00e9diats, mais ne se font parfois sentir qu'apr\u00e8s des ann\u00e9es. Il s'agit donc de poursuivre \"sto\u00efquement\" les efforts, m\u00eame en p\u00e9riode de troubles. Avec SPS Immobilien, Baumann mise sur de solides notations ESG et sur le long terme. Au cours de la discussion, l'un ou l'autre changement est devenu un peu plus concret, comme par exemple le fait que les partenaires de projet doivent se r\u00e9unir pour r\u00e9partir les risques. Il a bien s\u00fbr aussi \u00e9t\u00e9 question des co\u00fbts de construction et des clauses de rench\u00e9rissement, un sujet dont les investisseurs et les entreprises totales ne peuvent actuellement pas se passer. En ce qui concerne le rench\u00e9rissement dans la construction - peut-\u00eatre le probl\u00e8me le plus urgent pour beaucoup - l'\u00e9valuation de Hasenmail, qui estime qu'il peut \u00eatre ma\u00eetris\u00e9, \u00e9tait int\u00e9ressante. Il ose le pronostic suivant : \"Le z\u00e9nith devrait \u00eatre d\u00e9pass\u00e9\". La raison en est un changement de paradigme : l'abandon du mitage du territoire au profit de la densification. Ce changement est peut-\u00eatre tout \u00e0 fait justifi\u00e9 sur le plan politique, mais la strat\u00e9gie de remplacement, la densification, n'est pas encore au point.<\/p>\n<p>Il y a donc aussi une p\u00e9nurie sur le march\u00e9 de l'immobilier, qui est faite maison, et sur laquelle les acteurs peuvent se reposer pour le moment.
