Le revenu net du fonds a atteint 5,2 millions de CHF, contre 3,1 millions de CHF pour la m\u00eame p\u00e9riode. Suite aux acquisitions, les revenus locatifs ont presque doubl\u00e9 : ils ont augment\u00e9 de 97% par rapport au premier semestre 2021, passant de CHF 3,3 millions \u00e0 CHF 6,4 millions. Les trois immeubles nouvellement acquis y contribuent \u00e0 hauteur de 2,2 millions de CHF.<\/p>\n<p>Le revenu locatif annuel th\u00e9orique du portefeuille immobilier est de 15 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 11,4 millions), et Helvetica Property Investors chiffre le taux d'occupation \u00e0 97,1% (ann\u00e9e pr\u00e9c\u00e9dente : 95,9%). La dur\u00e9e r\u00e9siduelle des contrats de location \u00e9tait de 6,8 ans \u00e0 la date de cl\u00f4ture du bilan au 30 juin ; la dur\u00e9e r\u00e9siduelle des contrats des objets achet\u00e9s est de 8,5 ans.<\/p>\n<p>La direction du fonds indique qu'elle souhaite continuer \u00e0 d\u00e9velopper son portefeuille au second semestre et qu'elle dispose d'un \"pipeline d'objets int\u00e9ressant\". En juillet, le HSO Fund a achet\u00e9 trois immeubles d'une valeur de march\u00e9 de 40 millions de CHF. Actuellement, la priorit\u00e9 est donn\u00e9e \u00e0 la prolongation des contrats de location. Des n\u00e9gociations sont en cours pour prolonger les contrats de 1 600 m2 sur cinq ans. Helvetica part du principe que, gr\u00e2ce \u00e0 la protection int\u00e9gr\u00e9e contre l'inflation de 99 pour cent des revenus locatifs, les revenus \u00e0 long terme seront plus \u00e9lev\u00e9s que pr\u00e9vu jusqu'\u00e0 pr\u00e9sent. D'autres \u00e9tapes de croissance seront analys\u00e9es de mani\u00e8re critique : \"On n'investira que si l'on peut continuer \u00e0 obtenir des rendements conformes au march\u00e9\", pr\u00e9cise la direction du fonds.<\/p>\n<h3>Le taux d'occupation du HSC Fund augmente<\/h3>\n<p>Le Helvetica Swiss Commercial Fund (HSC Fund), qui investit dans des immeubles de rapport commerciaux, n'a certes pas achet\u00e9 de biens immobiliers au premier semestre, mais il a tout de m\u00eame augment\u00e9 ses revenus locatifs : ils ont grimp\u00e9 de pr\u00e8s de trois pour cent \u00e0 21,3 millions de CHF. Le taux d'occupation de 93,4 pour cent \u00e9tait l\u00e9g\u00e8rement sup\u00e9rieur \u00e0 celui de fin 2021 (93,1%).<\/p>\n<p>La valeur v\u00e9nale du portefeuille existant, qui comprend 35 objets, a augment\u00e9 \u00e0 752,9 millions de CHF (fin 2021 : 749,8 millions). Le rendement brut r\u00e9el est rest\u00e9 stable \u00e0 5,7 pour cent, le rendement brut th\u00e9orique est de six pour cent. Le HSC Fund affiche un revenu net de 15,1 millions de CHF, soit 4,6 pour cent de plus que l'ann\u00e9e pr\u00e9c\u00e9dente (14,4 millions). Le r\u00e9sultat total s'est \u00e9lev\u00e9 \u00e0 15,7 millions de CHF, soit une augmentation de 24 pour cent par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>D'ici la fin de l'exercice, la direction du fonds veut augmenter le taux d'occupation \u00e0 plus de 94 pour cent. Elle annonce qu'elle est actuellement en train de n\u00e9gocier une prolongation de bail de cinq ans pour une surface de 2.200 m\u00b2 \u00e0 Zurich. En ce qui concerne l'inflation, Helvetica Property Investors fait savoir que 98 pour cent des revenus locatifs sont index\u00e9s. Ainsi, \u00e0 long terme, les revenus pourraient \u00eatre l\u00e9g\u00e8rement plus \u00e9lev\u00e9s que ce que l'on pensait jusqu'\u00e0 pr\u00e9sent.<\/p>\n<h3>HSL Fund ach\u00e8te 13 immeubles \u00e0<\/h3>\n<p>Au cours du premier semestre 2022, le Helvetica Swiss Living Fund a \u00e9largi son portefeuille de 13 immeubles d'habitation d'une valeur totale de 210 millions de CHF. Il comprend d\u00e9sormais 54 immeubles avec 1.630 logements et a une valeur v\u00e9nale de 715 millions de CHF. Helvetica Property Investors chiffre la valeur v\u00e9nale \u00e0 715,1 millions de CHF, soit une augmentation de 43% par rapport \u00e0 la fin de l'ann\u00e9e 2021 (500,8 millions).<\/p>\n<p>En raison de l'extension du portefeuille, les revenus locatifs ont nettement augment\u00e9 : ils ont grimp\u00e9 de 135 pour cent \u00e0 11 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 4,7 millions). Le revenu locatif annuel r\u00e9el atteint 25,1 millions de CHF, contre 18,3 millions l'ann\u00e9e pr\u00e9c\u00e9dente. Le taux d'occupation est rest\u00e9 stable \u00e0 94,9 pour cent. Le revenu net s'est \u00e9lev\u00e9 \u00e0 8,9 millions au premier semestre 2022 (ann\u00e9e pr\u00e9c\u00e9dente : 3,5 millions). Le r\u00e9sultat total s'est \u00e9lev\u00e9 \u00e0 11,6 millions pour la p\u00e9riode sous revue, contre 5,7 millions de CHF pour la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Au deuxi\u00e8me semestre, la direction du fonds veut continuer \u00e0 d\u00e9velopper le portefeuille. En juin encore, le contrat d'achat d'un immeuble de 48 appartements \u00e0 Bienne a \u00e9t\u00e9 authentifi\u00e9 (prix d'achat 16 millions), le transfert de propri\u00e9t\u00e9 est pr\u00e9vu pour
