Selon Raiffeisen Suisse, la hausse des taux d'int\u00e9r\u00eat s'est toutefois r\u00e9percut\u00e9e sur le choix du produit de financement lors de l'achat d'une maison ou de la prolongation d'une hypoth\u00e8que arrivant \u00e0 \u00e9ch\u00e9ance. Ainsi, les hypoth\u00e8ques index\u00e9es sur le march\u00e9 mon\u00e9taire auraient remplac\u00e9 les hypoth\u00e8ques \u00e0 taux fixe comme forme de financement la plus appr\u00e9ci\u00e9e pour l'acquisition d'un logement. Selon les donn\u00e9es de Raiffeisen, avant la hausse des taux, 80% des nouvelles hypoth\u00e8ques \u00e9taient conclues par des d\u00e9biteurs priv\u00e9s avec un taux d'int\u00e9r\u00eat fixe. \"Pratiquement \u00e0 un contre un avec la hausse des taux d'int\u00e9r\u00eat sur le march\u00e9 des capitaux, le tableau a toutefois nettement chang\u00e9 au cours des mois suivants\", peut-on lire dans une analyse de march\u00e9 de Raiffeisen. En juin et juillet, le nombre d'hypoth\u00e8ques sur le march\u00e9 mon\u00e9taire (\"saron-hypth\u00e8ques\") a pour la premi\u00e8re fois d\u00e9pass\u00e9 celui des hypoth\u00e8ques \u00e0 taux fixe.<\/p>\n<p>La raison de cette \u00e9volution est manifestement que le rench\u00e9rissement des taux ne s'est fait nettement sentir que pour les taux d'int\u00e9r\u00eat \u00e0 long terme, alors que les hypoth\u00e8ques du march\u00e9 mon\u00e9taire sont toujours aussi avantageuses. \"La premi\u00e8re hausse des taux d'int\u00e9r\u00eat de la Banque nationale n'a encore rien chang\u00e9 \u00e0 cet \u00e9tat de fait\", \u00e9crit Raiffeisen. Ce n'est que lorsque le taux directeur passera en zone positive que les hypoth\u00e8ques Saron deviendront elles aussi plus ch\u00e8res. Selon les informations, la dur\u00e9e des hypoth\u00e8ques fixes a \u00e9galement nettement diminu\u00e9.
