C'est l'un des r\u00e9sultats du \"Switzerland Office Take-Up Index\", publi\u00e9 pour la premi\u00e8re fois par la soci\u00e9t\u00e9 de conseil CBRE. L'indice se base sur les annonces publi\u00e9es sur les places de march\u00e9 immobilier en ligne et retrace les volumes trimestriels des surfaces co-lou\u00e9es sur le march\u00e9 suisse des bureaux. L'indice est pr\u00e9sent\u00e9 pour l'ensemble de la Suisse ainsi que pour trois march\u00e9s g\u00e9ographiques partiels.<\/p>\n<p>Selon CBRE, tous les sous-indices montrent une activit\u00e9 record en mati\u00e8re de locations de bureaux depuis le 4e trimestre et surtout depuis le d\u00e9but de l'ann\u00e9e 2022. La sortie de la crise Covid-19 aurait conduit les entreprises \u00e0 relancer leurs projets immobiliers, souvent mis en pause. L'activit\u00e9 de location a \u00e9galement augment\u00e9 r\u00e9cemment dans les banlieues des plus grandes villes suisses. Dans les villes elles-m\u00eames, CBRE n'observe plus qu'une faible augmentation des ventes de surfaces. L'agence immobili\u00e8re explique cela par le fait que le taux de disponibilit\u00e9 moyen s'y situe \u00e0 un niveau bas de 3,1%. \"Les grandes locations de surfaces ne se font donc plus que rarement ou 'hors march\u00e9' en dehors des canaux en ligne mesurables\", commente CBRE. En revanche, les ventes de surfaces dans le reste de la Suisse, en dehors des agglom\u00e9rations des grandes villes, seraient d\u00e9j\u00e0 en l\u00e9ger recul. \"Le d\u00e9sir prononc\u00e9 de centralit\u00e9 avec la fin de la pand\u00e9mie COVID-19 a entra\u00een\u00e9 une nouvelle baisse du taux de vacance des bureaux dans les centres-villes, raison pour laquelle les ventes de surfaces se d\u00e9placent d\u00e9sormais aussi vers les zones suburbaines bien desservies\", explique David Schoch, Research &amp; Consulting CBRE Switzerland.<\/p>\n<h3>La m\u00e9thodologie de l'index ne prend en compte que les annonces en ligne<\/h3>\n<p>M\u00e9thodologie de l'indice : le calcul trimestriel du Take-Up se base sur les annonces des places de march\u00e9 en ligne de l'immobilier et est pr\u00e9sent\u00e9 comme une moyenne centr\u00e9e de trois trimestres. Si des annonces sont retir\u00e9es du r\u00e9seau et ne sont pas remises en ligne pendant un certain temps, elles sont prises en compte dans le Take-Up. Les locations directes, c'est-\u00e0-dire les locations de surfaces qui n'ont pas \u00e9t\u00e9 annonc\u00e9es sur les places de march\u00e9 en ligne, ne sont pas prises en compte. Par exemple, dans le cas de grands immeubles, de la pr\u00e9location de projets de d\u00e9veloppement ou de nouvelles constructions \u00e0 usage propre, il arrive souvent que toutes les surfaces ne soient pas publi\u00e9es, voire pas du tout. Mais en m\u00eame temps, pour diverses raisons, des surfaces sont toujours retir\u00e9es totalement ou temporairement du r\u00e9seau sans qu'une location r\u00e9ussie n'ait eu lieu, ce qui a un effet positif sur le montant du take-up. Les renouvellements de baux ne font pas partie du Take-Up.
