C'est ce qui ressort de la derni\u00e8re \u00e9dition du moniteur \"Libre circulation des personnes et march\u00e9 du logement\", r\u00e9dig\u00e9 chaque ann\u00e9e sur mandat de l'Office f\u00e9d\u00e9ral du logement (OFL). Certes, la situation s'est d\u00e9tendue dans la r\u00e9gion l\u00e9manique en 2021, mais la tension sur le march\u00e9 augmente dans d'autres secteurs. C'est notamment le cas en Suisse centrale, o\u00f9 l'on a observ\u00e9 l'ann\u00e9e derni\u00e8re la plus forte augmentation de m\u00e9nages \u00e9trangers, et \u00e0 Zurich. L'OFL constate dans ces r\u00e9gions une \"nette tension\", surtout dans le segment inf\u00e9rieur des loyers ; elles sont \"clairement insuffisamment pourvues\". Le canton du Tessin, qui dispose du march\u00e9 le plus d\u00e9tendu de Suisse, constitue le p\u00f4le oppos\u00e9 \u00e0 ces march\u00e9s tr\u00e8s serr\u00e9s.<\/p>\n<p>Les autres r\u00e9gions de Suisse sont dans l'ensemble \"presque en \u00e9quilibre\". C'est principalement dans le nord-ouest de la Suisse et en Suisse orientale, et dans une moindre mesure dans l'Espace Mittelland, que les march\u00e9s du logement locatif font office de tampon pour la raret\u00e9 des logements en propri\u00e9t\u00e9. Cette fonction de tampon est \u00e9galement n\u00e9cessaire, car le taux de logements en propri\u00e9t\u00e9 a diminu\u00e9 depuis 2021. Les taux de propri\u00e9t\u00e9 se situent encore dans un ordre de grandeur d'environ 41% pour les m\u00e9nages suisses et de 12% pour les m\u00e9nages \u00e9trangers. Par cons\u00e9quent, les m\u00e9nages \u00e9trangers ne sont pas la cause premi\u00e8re de la hausse des prix de la propri\u00e9t\u00e9 du logement.<\/p>\n<h3>Point d'interrogation : l'immigration et la construction<\/h3>\n<p>L'OFL part du principe que les signes \u00e9vidents de surchauffe sur le march\u00e9 du logement s'att\u00e9nueront en 2022\/2023 en raison de la hausse des taux d'int\u00e9r\u00eat. \"Reste \u00e0 savoir s'il en r\u00e9sultera une d\u00e9tente dans les points chauds que sont Zurich et la Suisse centrale\". Les tendances \u00e0 la baisse affaiblissent la demande int\u00e9rieure, l'\u00e9volution de l'immigration et de l'activit\u00e9 de construction restant ouverte.<\/p>\n<p>L'\u00e9tude \"Libre circulation des personnes et march\u00e9 du logement\" est r\u00e9alis\u00e9e depuis 2009 par la communaut\u00e9 de travail Meta-Sys AG\/ZHAW sur mandat de l'OFL. Sa sp\u00e9cificit\u00e9 est de se pencher sur l'\u00e9volution des m\u00e9nages suisses et \u00e9trangers ainsi que sur leurs revenus. En outre, les march\u00e9s de la location et de l'accession \u00e0 la propri\u00e9t\u00e9 sont analys\u00e9s dans leur ensemble. <em>(aw)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Selon
