Par rapport au printemps 2021, la surface disponible a diminu\u00e9 de 11% au niveau national. Selon Yonas Mulugeta, CEO de CSL Immobilien, cela s'explique par le fait que les entreprises prennent et mettent en \u0153uvre des d\u00e9cisions d'implantation qu'elles avaient encore report\u00e9es l'ann\u00e9e derni\u00e8re. Il suppose en outre qu'il existe un lien avec certaines grandes surfaces qui ont \u00e9t\u00e9 absorb\u00e9es par le march\u00e9.<\/p>\n<p class=\"x_MsoNormal\">Des \u00e9volutions diff\u00e9rentes ont \u00e9t\u00e9 observ\u00e9es dans les diff\u00e9rentes r\u00e9gions : A Zurich, la surface disponible a baiss\u00e9 de 20% depuis l'\u00e9t\u00e9 dernier, selon l'\u00e9tude CSL, pour atteindre environ 483 000 m\u00b2. Par rapport \u00e0 novembre 2021, le recul est m\u00eame de 30%. Schaffhouse a enregistr\u00e9 une r\u00e9duction de 36%, tandis qu'\u00e0 Zoug, la surface disponible a diminu\u00e9 de 27%. Dans quelques r\u00e9gions, la surface disponible a en revanche augment\u00e9, par exemple de 21% \u00e0 B\u00e2le. Selon les experts de CSL, l'\u00e9volution globale permet n\u00e9anmoins de conclure \u00e0 un renforcement de la demande de la part des entreprises.<\/p>\n<p class=\"x_MsoNormal\"><b>Les loyers des logements augmentent de mani\u00e8re g\u00e9n\u00e9rale<\/b><\/p>\n<p class=\"x_MsoNormal\">Sur le march\u00e9 du logement, les loyers ont \u00e9volu\u00e9 \u00e0 la hausse dans la plupart des r\u00e9gions en comparaison annuelle, contrairement aux attentes des acteurs du march\u00e9 qui s'attendaient plut\u00f4t \u00e0 une tendance lat\u00e9rale, voire \u00e0 une baisse des loyers pour 2022. CSL Immobilien a enregistr\u00e9 la plus forte hausse depuis le printemps 2021 avec 7% \u00e0 Coire. Dans la r\u00e9gion de Zurich, la hausse a \u00e9t\u00e9 de 41 ppm. Seule la r\u00e9gion de Gen\u00e8ve a connu une baisse des loyers (-1%). Les co\u00fbts effectifs de location sont plus \u00e9lev\u00e9s en raison du rench\u00e9rissement des co\u00fbts de l'\u00e9nergie d\u00fb \u00e0 la crise ukrainienne. Un point positif pour les locataires est que le taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence ne devrait gu\u00e8re \u00e9voluer cette ann\u00e9e, de sorte qu'aucune nouvelle hausse de loyer n'est attendue de ce c\u00f4t\u00e9.<\/p>\n<p class=\"x_MsoNormal\">Sur le march\u00e9 de l'immobilier r\u00e9sidentiel, les prix d'achat ont continu\u00e9 \u00e0 \u00e9voluer \u00e0 la hausse en comparaison annuelle, comme l'avaient pr\u00e9vu les acteurs du march\u00e9 pour le rapport CSL sur le march\u00e9 immobilier 2022. La demande est rest\u00e9e stable et \u00e9lev\u00e9e dans toutes les r\u00e9gions, bien que les m\u00e9dias aient beaucoup parl\u00e9 des taux hypoth\u00e9caires et de l'inflation.
