Les succ\u00e8s de location et la revalorisation du portefeuille d'immeubles y ont contribu\u00e9.<\/p>\n<p>Comme il n'a pas \u00e9t\u00e9 possible de proc\u00e9der \u00e0 des acquisitions en raison de l'environnement de march\u00e9 exigeant, Z\u00fcblin annonce qu'elle s'est concentr\u00e9e sur l'optimisation de l'offre de surfaces. D'une part, des concepts d'espaces modulables ont \u00e9t\u00e9 cr\u00e9\u00e9s afin d'augmenter la flexibilit\u00e9 des postes de travail et, d'autre part, la durabilit\u00e9 des immeubles existants a \u00e9t\u00e9 am\u00e9lior\u00e9e.<\/p>\n<h3>Revalorisation gr\u00e2ce au succ\u00e8s de la location<\/h3>\n<p>Le portefeuille, compos\u00e9 de six immeubles, avait une valeur totale de 225,1 millions de CHF (+2,9%) \u00e0 la date de r\u00e9f\u00e9rence du 31 mars 2022. Les succ\u00e8s de location, qui se traduisent par une baisse du taux d'inoccupation, ont notamment contribu\u00e9 \u00e0 cette revalorisation : Alors que le taux de vacance \u00e9tait encore de 15,7% l'ann\u00e9e pr\u00e9c\u00e9dente, il n'est plus que de 7,9%. La dur\u00e9e moyenne pond\u00e9r\u00e9e des contrats (WALT) \u00e9tait de 3,5 ans (contre 3,8 l'ann\u00e9e pr\u00e9c\u00e9dente). Les revenus locatifs sont pass\u00e9s \u00e0 9,1 millions de CHF, soit une augmentation de 10% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, essentiellement due \u00e0 la relocation de l'ensemble de l'immeuble Holbeinstrasse 22 \u00e0 Zurich.<\/p>\n<p>Selon Z\u00fcblin, la commercialisation des surfaces montre que la tendance au travail \u00e0 domicile se poursuit et que les formes de travail deviennent de plus en plus hybrides. Du point de vue des locataires, la qualit\u00e9 du site et la flexibilit\u00e9 de l'offre de surfaces sont des facteurs d\u00e9cisifs pour la location de nouvelles surfaces de bureaux. A cet \u00e9gard, la soci\u00e9t\u00e9 immobili\u00e8re estime que son portefeuille est toujours bien positionn\u00e9.<\/p>\n<p>Pour l'exercice 2021\/22, Z\u00fcblin affiche un b\u00e9n\u00e9fice de 6,0 millions CFH, contre 4,0 millions CHF l'ann\u00e9e pr\u00e9c\u00e9dente. Le rendement des capitaux propres engag\u00e9s est pass\u00e9 de 3,0% \u00e0 4,4%. Le b\u00e9n\u00e9fice consolid\u00e9 2021\/22 correspond \u00e0 un b\u00e9n\u00e9fice par action de 1,80 CHF (contre 1,21 CHF l'ann\u00e9e pr\u00e9c\u00e9dente). Le ratio pr\u00eat\/valeur (LTV) \u00e9tait de 29,7% \u00e0 la date de cl\u00f4ture (ann\u00e9e pr\u00e9c\u00e9dente : 30,6%).
