C'est 7,8 millions ou 12,7% de plus qu'\u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente (61,8 millions). Cette augmentation est principalement due \u00e0 des revenus locatifs plus \u00e9lev\u00e9s (+1,7 million), \u00e0 des b\u00e9n\u00e9fices plus importants sur la vente de projets de d\u00e9veloppement et de propri\u00e9t\u00e9s par \u00e9tage (+5,2 millions) ainsi qu'\u00e0 davantage de prestations propres activ\u00e9es (+1,3 million), indique la soci\u00e9t\u00e9 immobili\u00e8re. Alors qu'au premier trimestre 2021, il y avait encore eu des remises de loyer de 1,6 million li\u00e9es \u00e0 Corona, il n'y a eu \"pratiquement plus\" de remises de loyer au cours de la p\u00e9riode sous revue.<\/p>\n<p>Le b\u00e9n\u00e9fice net a cependant diminu\u00e9 de 10,8 millions ou 12,2% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre 78,0 millions (ann\u00e9e pr\u00e9c\u00e9dente : 88,8 millions). La raison en est une revalorisation du portefeuille plus faible de 11,9 millions par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente (33,2 millions), selon PSP. Les fonds propres par action (Net Asset Value ; NAV) \u00e9taient de 107,62 CHF \u00e0 la fin du premier trimestre (fin 2021 : 109,42 CHF). La NAV avant d\u00e9duction des imp\u00f4ts diff\u00e9r\u00e9s s'\u00e9levait \u00e0 129,98 CHF (fin 2021 : 131,84 CHF).<\/p>\n<p>La valeur au bilan du portefeuille s'\u00e9levait \u00e0 9,2 milliards \u00e0 la date de r\u00e9f\u00e9rence de fin mars (fin 2021 : 9,1 milliards). Le taux de vacance s'\u00e9levait \u00e0 3,5% (fin 2021 : 3,8%), dont 0,6 point de pourcentage \u00e9tait d\u00fb aux r\u00e9novations en cours, selon la soci\u00e9t\u00e9 immobili\u00e8re. Sur les contrats de location d'une valeur de 54,8 millions arrivant \u00e0 \u00e9ch\u00e9ance cette ann\u00e9e, 80% avaient d\u00e9j\u00e0 \u00e9t\u00e9 renouvel\u00e9s \u00e0 la fin mars 2022. Le wault (weighted average unexpired lease term) de l'ensemble du portefeuille \u00e9tait de 3,9 ans et le wault des dix plus gros locataires, qui contribuent \u00e0 environ 30% des revenus locatifs, \u00e9tait de 4,6 ans.<\/p>\n<h3>L'Ebitda devrait d\u00e9passer les 285 millions de CHF<\/h3>\n<p>Il est difficile de donner des perspectives pr\u00e9cises sur le march\u00e9 de l'immobilier commercial pour l'ensemble de l'ann\u00e9e 2022, \u00e9crit PSP Swiss Property dans son communiqu\u00e9 sur les r\u00e9sultats trimestriels. La soci\u00e9t\u00e9 immobili\u00e8re estime toutefois que la demande de surfaces de bureaux modernes en situation A se maintiendra dans les mois \u00e0 venir. En revanche, le march\u00e9 de la location d'immeubles de bureaux plus anciens situ\u00e9s dans des emplacements B et C ainsi que de surfaces de vente au d\u00e9tail non alimentaires devrait rester difficile.<\/p>\n<p>PSP Swiss Property ne veut acheter que si les acquisitions laissent entrevoir une plus-value \u00e0 long terme. Les biens immobiliers non strat\u00e9giques continueront d'\u00eatre vendus de mani\u00e8re s\u00e9lective.<\/p>\n<p>Pour l'exercice 2022, PSP Swiss Property revoit \u00e0 la hausse ses pr\u00e9visions d'Ebitda : La soci\u00e9t\u00e9 immobili\u00e8re s'attend d\u00e9sormais \u00e0 un Ebitda sans succ\u00e8s immobilier de plus de 285 millions, alors que l'objectif \u00e9tait jusqu'\u00e0 pr\u00e9sent de 285 millions.
