La Banque cantonale de Schwyz explique la hausse des prix de 15% pour les biens immobiliers de taille moyenne par une situation tendue de l'offre. Certes, le taux de l'offre a l\u00e9g\u00e8rement augment\u00e9 ces derniers temps, mais avec une valeur de 1,1%, il est encore bien en dessous de la moyenne suisse de 2,3%. L'ann\u00e9e derni\u00e8re, seules 150 maisons individuelles ont \u00e9t\u00e9 autoris\u00e9es \u00e0 la construction dans l'ensemble du canton.<\/p>\n<p>En ce qui concerne la propri\u00e9t\u00e9 par \u00e9tage, la situation n'est gu\u00e8re plus d\u00e9tendue : L'ann\u00e9e derni\u00e8re, le prix d'achat d'un appartement moyen en propri\u00e9t\u00e9 dans le canton de Schwyz a tout de m\u00eame grimp\u00e9 de 9%, ce qui correspond \u00e0 un suppl\u00e9ment de prix d'environ 100 000 CHF. La SZKB attribue \u00e9galement cette hausse \u00e0 l'\u00e9volution des besoins suite \u00e0 la p\u00e9riode de pand\u00e9mie - par exemple une plus grande importance accord\u00e9e au confort d'habitation. Les conditions de financement toujours avantageuses stimulent \u00e9galement la demande. Mais ici aussi, l'offre toujours tr\u00e8s limit\u00e9e d\u00e9termine l'\u00e9volution du march\u00e9. Le taux cantonal de l'offre de logements en propri\u00e9t\u00e9 par \u00e9tage \u00e9tait de 1,7% au quatri\u00e8me trimestre 2021, soit deux fois moins que la moyenne \u00e0 long terme. Un coup d'\u0153il sur les permis de construire d\u00e9livr\u00e9s montre en outre qu'une d\u00e9tente du c\u00f4t\u00e9 de l'offre n'est pas en vue.
