Sur la m\u00eame p\u00e9riode, le b\u00e9n\u00e9fice brut a augment\u00e9 de 63,1% pour atteindre 155,9 millions (ann\u00e9e pr\u00e9c\u00e9dente : 95,6 millions). Selon ODH, l'EBITDA ajust\u00e9 a presque doubl\u00e9 au cours de la p\u00e9riode sous revue pour atteindre 130,9 millions (ann\u00e9e pr\u00e9c\u00e9dente : 67,5 millions ; +93,9%).<\/p>\n<p>La part d'ODH dans les pertes des entreprises associ\u00e9es a diminu\u00e9 de 44,8% pour atteindre 4,8 millions (ann\u00e9e pr\u00e9c\u00e9dente : 8,7 millions). L'am\u00e9lioration est principalement due \u00e0 la participation \u00e0 Andermatt, pr\u00e9cise la soci\u00e9t\u00e9. Au quatri\u00e8me trimestre, Andermatt Swiss Alps a r\u00e9alis\u00e9 un b\u00e9n\u00e9fice de 7,2 millions, contre une perte de 5,8 millions l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Au final, ODH a enregistr\u00e9 un b\u00e9n\u00e9fice net pour la premi\u00e8re fois depuis sept ans : il a atteint 9,5 millions, contre une perte de 38,4 millions l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<h3>L'immobilier a \u00e9t\u00e9 un moteur du chiffre d'affaires<\/h3>\n<p>Les ventes de biens immobiliers ont \u00e9t\u00e9 un moteur essentiel de la croissance : Au total, ODH a vendu des biens immobiliers d'une valeur de 664,3 millions au cours de l'exercice 2021, soit une augmentation de 57,7% par rapport \u00e0 l'exercice 2020. Le chiffre d'affaires du segment immobilier a augment\u00e9 de 55,5% pour atteindre 380,9 millions (contre 244,9 millions l'ann\u00e9e pr\u00e9c\u00e9dente), et l'EBITDA ajust\u00e9 du secteur a augment\u00e9 de 84,9% pour atteindre 145,7 millions.<\/p>\n<p>Pour Andermatt, ODH annonce des ventes immobili\u00e8res nettes d'une valeur de 122 millions, soit une augmentation de 58,4% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente (77,0 millions). Le taux d'occupation des h\u00f4tels Chedi Andermatt et Radisson Blu a augment\u00e9 pour atteindre un total de 53% (45% l'ann\u00e9e pr\u00e9c\u00e9dente), le Chedi enregistrant un taux d'occupation de 70% et l'h\u00f4tel Radisson Blu un taux d'occupation de 44%. Le chiffre d'affaires total \u00e0 Andermatt a augment\u00e9 de 30,4% pour atteindre 201,1 millions (ann\u00e9e pr\u00e9c\u00e9dente : 154,2 millions). Fin mars, on a en outre appris que le<a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/regionen\/2022-03-28\/us-investor-uebernimmt-die-skiarena-andermatt-sedrun\/\">L'exploitant am\u00e9ricain de domaines skiables Vail Resorts acquiert pour 149 millions une participation de 55% dans Andermatt-Sedrun Sport AG.<\/a> Le montant total de la transaction sera r\u00e9investi et utilis\u00e9 pour le d\u00e9veloppement de la destination, annonce ODH.<\/p>\n<p>Le groupe ne veut pas donner de perspectives pour l'ann\u00e9e en cours en raison des incertitudes g\u00e9opolitiques li\u00e9es \u00e0 la guerre en Ukraine. Il est pr\u00e9vu de continuer \u00e0 acc\u00e9l\u00e9rer la construction de biens immobiliers. Pour faire face \u00e0 une \u00e9ventuelle nouvelle hausse des prix des mati\u00e8res premi\u00e8res, les prix de vente moyens seront augment\u00e9s dans toutes les destinations.
