Les locations se sont majoritairement situ\u00e9es dans un ordre de grandeur inf\u00e9rieur \u00e0 400 m\u00b2. Les projets d'expansion sont rest\u00e9s \"en attente\" en raison du manque de croissance, l'optimisation des surfaces \u00e9tant un th\u00e8me d\u00e9terminant, rapporte SPG Intercity, partenaire suisse de l'alliance Cushman &amp; Wakefield.<\/p>\n<p>Les contrats pour des surfaces de bureaux de premier ordre ont \u00e9t\u00e9 conclus \u00e0 des prix avoisinant 750 CHF\/m2\/an \u00e0 Zurich, 800 CHF\/m2\/an \u00e0 Gen\u00e8ve et 350 CHF\/m2\/an \u00e0 B\u00e2le. Les rendements des immeubles les plus pris\u00e9s sont rest\u00e9s \u00e0 leur niveau le plus bas depuis de nombreuses ann\u00e9es, soit 3,7% pour Zurich, 4,0% pour Gen\u00e8ve et 4,4% pour B\u00e2le.<\/p>\n<p><strong>Le march\u00e9 de d\u00e9tail souffre du tourisme d'achat et du commerce en ligne<\/strong><\/p>\n<p>Sur le march\u00e9 des surfaces commerciales, les loyers des centres commerciaux, des sites situ\u00e9s en dehors des principaux centres et en particulier dans la r\u00e9gion de B\u00e2le et dans d'autres villes proches de la fronti\u00e8re sont soumis \u00e0 une pression accrue. Selon le rapport, le commerce en ligne continue de gagner en importance et fait pression sur les chiffres d'affaires du commerce stationnaire. De nombreux d\u00e9taillants ont d\u00e9j\u00e0 baiss\u00e9 leurs prix de vente, ce qui r\u00e9duit encore les marges.<\/p>\n<p>A B\u00e2le, l'avantage mon\u00e9taire des pays voisins se fait davantage sentir. Les loyers ont baiss\u00e9 de 11 % en un an pour atteindre 2400 CHF\/m2\/an dans les emplacements les plus pris\u00e9s, alors que le taux de vacance g\u00e9n\u00e9ral augmente, et la tendance est toujours \u00e0 la baisse.
