Ainsi, en deux ans (au troisi\u00e8me trimestre), le taux de vacance a diminu\u00e9 de 8 % \u00e0 Zurich, alors qu'il a augment\u00e9 de plus de 21 % \u00e0 Gen\u00e8ve sur la m\u00eame p\u00e9riode, ce qui a mis les loyers des bureaux sous pression, poursuit Bernhard.<\/p>\n<p>En regardant les sites internationaux, il a constat\u00e9 que les taux de vacance \u00e9taient tout \u00e0 fait acceptables en Suisse, car le niveau est nettement plus \u00e9lev\u00e9 \u00e0 Londres ou \u00e0 Francfort par exemple. Pour les ann\u00e9es \u00e0 venir, Bernhard a pronostiqu\u00e9 une nouvelle hausse du taux de vacance dans les deux villes, en faisant r\u00e9f\u00e9rence au pipeline de projets \u00e0 Zurich et \u00e0 Gen\u00e8ve.<\/p>\n<p><strong>\"Le bon produit est d\u00e9cisif pour la r\u00e9ussite\".<\/strong><\/p>\n<p><strong>Robert Hauri<\/strong> de la <strong>SPG Intercity<\/strong> a donn\u00e9 un aper\u00e7u de la situation actuelle sur le march\u00e9 de la location de bureaux \u00e0 l'issue de la discussion sur l'immobilier. \"Les locations r\u00e9ussissent surtout dans les b\u00e2timents neufs ou bien r\u00e9nov\u00e9s\", a-t-il fait remarquer. En revanche, il est tr\u00e8s difficile de commercialiser les anciens b\u00e2timents. Selon M. Hauri, le mod\u00e8le traditionnellement connu de la location de b\u00e2timents bruts a presque fait son temps. De plus, le loyer n'est plus le seul facteur d\u00e9terminant dans les n\u00e9gociations. Outre \"l'emplacement, l'emplacement, l'emplacement\", c'est aujourd'hui de plus en plus le bon produit qui est \"d\u00e9cisif\" pour l'entreprise demandeuse.<\/p>\n<p>Hauri s'attend \u00e9galement \u00e0 ce que les taux de vacance soient plus \u00e9lev\u00e9s \u00e0 l'avenir. Les nouvelles implantations nationales ou \u00e9trang\u00e8res ne jouent gu\u00e8re de r\u00f4le. On peut placer un peu d'espoir dans le nouveau site de Google \u00e0 l'Europaallee de Zurich, qui pourrait \u00e9ventuellement susciter une demande de la branche tech. Le segment le plus important en termes de surface demand\u00e9e se situe actuellement autour de 350 m\u00e8tres carr\u00e9s. Dans le domaine des grandes locations, au-del\u00e0 de la limite des 500 ou m\u00eame des 1000 m\u00e8tres carr\u00e9s, les demandes sont en revanche plut\u00f4t rares, a admis Hauri lors de la discussion sur l'immobilier.<\/p>\n<p><strong>\"Disruptifs dans de nombreux domaines\"<\/strong><\/p>\n<p><strong>Roger Guerre<\/strong> de <strong>RESO Partenaires<\/strong> a ensuite fait remarquer que l'attractivit\u00e9 de la Suisse en mati\u00e8re d'investissement dans l'immobilier de bureau \u00e9voluait d\u00e9j\u00e0 de mani\u00e8re l\u00e9g\u00e8rement n\u00e9gative depuis 2007. Dans le m\u00eame temps, il a fait remarquer que \"nous devons accepter un taux de vacance d'environ cinq pour cent\". De mani\u00e8re g\u00e9n\u00e9rale, le th\u00e8me de la responsabilit\u00e9 du propri\u00e9taire gagne en importance. De nos jours, il ne suffit pas de signer un contrat de location et de demander au locataire s'il souhaite le prolonger au bout de trois ou cinq ans. Il faut plut\u00f4t parler beaucoup plus souvent avec les utilisateurs des bureaux et \u00e9couter leurs besoins et leurs souhaits, selon Krieg.<\/p>\n<p>Dans ce contexte, il a en outre affirm\u00e9 lors du d\u00e9bat sur l'immobilier : \"Dans 20 ans, un tiers de toutes les surfaces seront lou\u00e9es sans dur\u00e9e fixe\". La g\u00e9n\u00e9ration montante veut partager beaucoup de choses (mots-cl\u00e9s : \"\u00e9conomie du partage\", \"espaces de coworking\") et non plus les poss\u00e9der ou les louer \u00e0 long terme. Cette disruption qui s'annonce pour le secteur se manifeste d\u00e9j\u00e0, par exemple, sur le march\u00e9 du logement et de l'h\u00f4tellerie ainsi que dans les domaines du commerce de d\u00e9tail et de la gastronomie avec des concepts pop-up de plus en plus nombreux.
