Il avait une valeur de march\u00e9 de 479,1 millions de CHF \u00e0 la date de r\u00e9f\u00e9rence du 31 d\u00e9cembre 2021, soit une augmentation de 46% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente (327,4 millions). Les immeubles nouvellement acquis se trouvent \u00e0 des emplacements centraux \u00e0 B\u00e2le, Lausanne, Saint-Gall et Winterthour.<\/p>\n<p>Les loyers th\u00e9oriques des immeubles de placement ont augment\u00e9 de 37% au 31 d\u00e9cembre 2021, passant de 11,8 millions \u00e0 16,2 millions, et le taux de logement du portefeuille immobilier a augment\u00e9 \u00e0 54% (ann\u00e9e pr\u00e9c\u00e9dente : 47%). Les revenus locatifs ont augment\u00e9 de 126% au cours de l'exercice 2021 par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, pour atteindre 13,5 millions (ann\u00e9e pr\u00e9c\u00e9dente : 6,0 millions). La raison de cette croissance serait principalement due aux revenus locatifs suppl\u00e9mentaires g\u00e9n\u00e9r\u00e9s par les acquisitions r\u00e9alis\u00e9es en 2020. Les 13 immeubles acquis au cours de l'ann\u00e9e 2021 ont contribu\u00e9 aux revenus locatifs \u00e0 hauteur de 2,7 millions au total depuis leur acquisition.<\/p>\n<p>Le revenu net du fonds a presque doubl\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente et a atteint 9,7 millions (ann\u00e9e pr\u00e9c\u00e9dente : 4,9 millions). La marge d'exploitation est pass\u00e9e de 56,0% \u00e0 70,3%. Le taux de d\u00e9faillance des loyers hors projets a baiss\u00e9 de 11,0% \u00e0 6,7%. L'\u00e9valuation du portefeuille a g\u00e9n\u00e9r\u00e9 un b\u00e9n\u00e9fice non r\u00e9alis\u00e9 de 7,8 millions (ann\u00e9e pr\u00e9c\u00e9dente : 4,1 millions), ce qui, selon le fonds, s'explique en majorit\u00e9 par des gains de valorisation sur divers immeubles acquis, une nouvelle baisse des taux d'escompte et des investissements dans des immeubles existants. Le r\u00e9sultat total de l'exercice 2021 s'est \u00e9lev\u00e9 \u00e0 15,5 millions, contre 7,7 millions l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Au cours de l'exercice actuel, le Swiss Central City Real Estate Fund a d\u00e9j\u00e0 achet\u00e9 trois immeubles d'habitation \u00e0 Saint-Gall et un immeuble d'habitation \u00e0 B\u00e2le pour une valeur de march\u00e9 totale de 21 millions. La direction du fonds est toujours convaincue de la grande attractivit\u00e9 du march\u00e9 immobilier suisse, en particulier dans les endroits centraux, et vise \u00e0 \u00e9tendre son portefeuille
