Juste \u00e0 temps pour le d\u00e9but des 85e Entretiens suisses de l'immobilier, la salle de congr\u00e8s du restaurant zurichois \u00e9tait pleine \u00e0 craquer. En choisissant le th\u00e8me \"Comment les donn\u00e9es transforment le secteur immobilier\", les organisateurs ont une fois de plus touch\u00e9 une corde sensible du secteur. Avec la num\u00e9risation, la collecte et le traitement (enti\u00e8rement) automatiques d'informations deviennent possibles. La collecte de donn\u00e9es \u00e0 elle seule ne permet toutefois pas de r\u00e9soudre les probl\u00e8mes, a expliqu\u00e9 Daniel Baur, le premier intervenant de la soir\u00e9e. \"Les donn\u00e9es en soi ne font pas la grandeur d'une entreprise\", a d\u00e9clar\u00e9 le CEO de la start-up PropTech eMonitor, qui se concentre entre autres sur les processus de location num\u00e9riques. On peut reconna\u00eetre des signaux \u00e0 partir des donn\u00e9es, mais pour en d\u00e9duire une action, une strat\u00e9gie, il faut d'autres informations, des connaissances du march\u00e9 et du savoir-faire. Une \u00e9valuation est n\u00e9cessaire, l'analyse des donn\u00e9es dans un contexte \u00e0 d\u00e9finir par l'\"utilisateur\". \"Les donn\u00e9es ne r\u00e9solvent pas les probl\u00e8mes - ce sont les personnes qui les r\u00e9solvent\", a d\u00e9clar\u00e9 Baur. Mais m\u00eame s'il n'existe pas de groupes cibles quantitativement mesurables (\"Comment mesurer la demande de logements \u00e9conomes en \u00e9nergie ?\") et que le secteur immobilier construit toujours pour un avenir difficilement pr\u00e9visible, l'analyse des donn\u00e9es - \u00e0 condition que les syst\u00e8mes utilis\u00e9s \u00e0 cet effet soient configur\u00e9s avec pr\u00e9cision - permet de saisir tr\u00e8s pr\u00e9cis\u00e9ment les besoins dominants sur le march\u00e9 du logement.<\/p>\n<p>M. Baur a donn\u00e9 un exemple de la production de nouveaux logements : lorsque des milliers de personnes s'efforcent d'obtenir un logement \u00e0 prix avantageux dans le cadre d'un projet de construction d'une coop\u00e9rative d'habitation et que seule une personne sur cent peut \u00eatre retenue, la question se pose de savoir comment le logement parvient au \"bon\" locataire. \"Gr\u00e2ce \u00e0 une analyse compl\u00e8te des donn\u00e9es, il est possible de mettre en relation la personne avec le logement qu'elle m\u00e9rite le plus\", explique M. Baur. Une machine ne fait pas de choix subjectif, mais vraiment objectif : \"Chez l'homme, ce savoir se perd, mais le logiciel peut \u00eatre optimis\u00e9 en permanence. L'optimisation est beaucoup plus efficace via un syst\u00e8me technique que chez l'homme. Les innovations dans le domaine de l'intelligence artificielle (IA ou Artificial Intelligence en anglais) permettent d'identifier et de r\u00e9aliser de nouveaux potentiels de march\u00e9 ou de mieux \u00e9valuer et de r\u00e9duire les risques - sans oublier une augmentation de l'efficacit\u00e9 et de la qualit\u00e9.<\/p>\n<p>Sur la base de plus de 100 sources de donn\u00e9es, Avobis a ainsi mis en place, au cours des dix derni\u00e8res ann\u00e9es, le moteur de recherche de biens immobiliers et de parcelles le plus complet de Suisse, explique Schmid : \"Chaque parcelle et chaque bien immobilier en Suisse, qui est ou a \u00e9t\u00e9 annonc\u00e9 sur une plateforme quelconque, y est r\u00e9pertori\u00e9\". En combinaison avec l'IA, il en a \u00e9galement r\u00e9sult\u00e9 un outil d'\u00e9valuation et d'analyse ainsi qu'une notation propre des micro-situations. \"Nous savons par exemple exactement quels b\u00e2timents sont situ\u00e9s o\u00f9, quelle est la qualit\u00e9 de la situation et la situation fiscale, quels projets de construction sont pr\u00e9vus et quels objets sont ou ont \u00e9t\u00e9 sur le march\u00e9 et \u00e0 quels prix\", a d\u00e9clar\u00e9 Schmid. La transparence ainsi cr\u00e9\u00e9e permet de mieux comprendre et d'anticiper les tendances du march\u00e9 - ce qui permet aux clients de prendre des d\u00e9cisions d'investissement porteuses d'avenir afin d'optimiser leur rendement.<\/p>\n<p>Les besoins du B2B et du B2C peuvent \u00eatre satisfaits de la m\u00eame mani\u00e8re. Ainsi, les int\u00e9r\u00eats des acteurs professionnels du march\u00e9, par exemple dans la construction de logements (\"un rendement \u00e9lev\u00e9 pour un risque ma\u00eetris\u00e9\"), peuvent \u00eatre concili\u00e9s avec ceux des particuliers (\"un beau chez-soi \u00e0 moindre co\u00fbt\") gr\u00e2ce \u00e0 une transparence maximale du march\u00e9 - par exemple en reconnaissant et en \u00e9vitant de construire ce que l'utilisateur ne veut pas.<\/p>\n<p>Il y a toutefois des limites, a conc\u00e9d\u00e9 Schmid. Tout au long de la cha\u00eene de cr\u00e9ation de valeur - de l'acquisition de terrains et de biens immobiliers appropri\u00e9s \u00e0 la gestion, en passant par le d\u00e9veloppement, la commercialisation et la construction - les processus sont nettement simplifi\u00e9s et acc\u00e9l\u00e9r\u00e9s par rapport aux proc\u00e9dures courantes il n'y a pas si longtemps encore. Pour illustrer son propos, Jelena Radovic a cit\u00e9 des outils tels que Luucy, Archilyse ou Pricehubble, pour n'en citer que quelques-uns.<\/p>\n<p>Ces outils permettent notamment de \"placer\" un projet planifi\u00e9 dans l'environnement r\u00e9el existant au moyen de son jumeau num\u00e9rique en 3D - ou encore d'\u00e9valuer les plans des b\u00e2timents en fonction de nombreuses qualit\u00e9s spatiales, ce qui acc\u00e9l\u00e8re consid\u00e9rablement l'\u00e9valuation des propositions de projet lors d'un concours d'architecture. Par rapport au \"concours d'\u00e9tudes classique\" avec des maquettes d'architecture, la visualisation d'une id\u00e9e de projet permet d'observer le projet de l'int\u00e9rieur et de l'ext\u00e9rieur, d'examiner les interactions qui en r\u00e9sultent avec les b\u00e2timents existants (luminosit\u00e9\/ombrage) et d'int\u00e9grer les \"hotspots\" (\u00e9coles\/jardins d'enfants, commerces, etc.). En outre, il est possible de combiner des visualisations 3D de projets avec leurs co\u00fbts de construction pr\u00e9visionnels calcul\u00e9s \u00e0 l'aide d'outils d'intelligence artificielle ainsi qu'avec des calculs de rentabilit\u00e9. \"C'est un grand avantage pour la plausibilisation d'un projet\", explique l'experte d'Implenia. Les donn\u00e9es peuvent apporter de l'objectivit\u00e9 et augmenter l'efficacit\u00e9 - \u00e0 condition que les questions soient clairement pos\u00e9es, la saisie structur\u00e9e, la repr\u00e9sentation judicieuse et l'interpr\u00e9tation continue, et que les d\u00e9clarations li\u00e9es aux donn\u00e9es soient accept\u00e9es.<\/p>\n<p>Conclusion des 85e Entretiens suisses de l'immobilier : La combinaison intelligente des donn\u00e9es permet la mise \u00e0 disposition de nouvelles technologies pour, par exemple, un meilleur matching vendeur-acheteur ainsi que des technologies de construction intelligentes qui simplifient la gestion et l'exploitation des biens immobiliers ; elles constituent \u00e9galement la base d'outils bas\u00e9s sur l'IA qui permettent aux investisseurs et aux d\u00e9veloppeurs de projets d'effectuer des analyses instructives.
