Le b\u00e9n\u00e9fice du groupe a atteint 27,4 millions de CHF (+2,4%), et sans l'effet de la r\u00e9\u00e9valuation des immeubles, le b\u00e9n\u00e9fice s'est \u00e9lev\u00e9 \u00e0 17,4 millions, ce qui correspond \u00e0 une augmentation de 5,6% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. Gr\u00e2ce aux investissements dans le parc immobilier et suite aux r\u00e9\u00e9valuations, la valeur de march\u00e9 du portefeuille immobilier a augment\u00e9 de 4,3% ou 35,8 millions pour atteindre 874,4 millions (ann\u00e9e pr\u00e9c\u00e9dente : 838,6 millions).<\/p>\n<p>Les revenus locatifs th\u00e9oriques ont l\u00e9g\u00e8rement augment\u00e9 de 0,4% au cours de l'exercice sous revue, passant \u00e0 36,9 millions (ann\u00e9e pr\u00e9c\u00e9dente : 36,7 millions). Cette augmentation a \u00e9t\u00e9 enregistr\u00e9e malgr\u00e9 des remises de loyers li\u00e9es \u00e0 la Corona d'un montant de 0,25 million ainsi que des r\u00e9ductions de loyers isol\u00e9es dans le cadre de la location de surfaces commerciales et de bureaux, indique Warteck Invest. Le taux de vacance est pass\u00e9 de 3,0% \u00e0 2,4%. Le r\u00e9sultat des locations s'est am\u00e9lior\u00e9 de 0,7% \u00e0 30,8 millions (ann\u00e9e pr\u00e9c\u00e9dente : 30,6 millions). L'EBIT s'est \u00e9lev\u00e9 \u00e0 39,0 millions, soit 2% de plus que l'ann\u00e9e pr\u00e9c\u00e9dente (38,2 millions).<\/p>\n<p>Le r\u00e9sultat du groupe correspond \u00e0 un b\u00e9n\u00e9fice par action de 110,80 CHF ou, sans les effets de r\u00e9\u00e9valuation, de 70,45 CHF. Warteck Invest chiffre le rendement des fonds propres \u00e0 6,7%.<\/p>\n<h2>Un pipeline bien rempli<\/h2>\n<p>Comme l'indique la soci\u00e9t\u00e9 immobili\u00e8re, les projets se d\u00e9roulent comme pr\u00e9vu. Le gros \u0153uvre de l'immeuble r\u00e9sidentiel et commercial Syd \u00e0 B\u00e2le sera bient\u00f4t termin\u00e9, puis l'am\u00e9nagement int\u00e9rieur du b\u00e2timent de douze \u00e9tages devrait commencer. L'ach\u00e8vement est pr\u00e9vu pour janvier 2023. Apr\u00e8s d\u00e9duction de la rente du droit de superficie, Warteck Invest pr\u00e9voit de tirer 2,1 millions de revenus locatifs annuels de l'immeuble.<\/p>\n<p>Pour l'ensemble r\u00e9sidentiel Binningerstrasse\/Weiherweg \u00e0 Allschwil (BL), le remplacement total et la densification simultan\u00e9e du site en deux \u00e9tapes se sont av\u00e9r\u00e9s \u00eatre la solution la plus durable, poursuit la soci\u00e9t\u00e9 immobili\u00e8re. Une proc\u00e9dure de plan de quartier correspondante a \u00e9t\u00e9 lanc\u00e9e en 2021.<\/p>\n<p>Fin 2021, les plans de quartier de la Hagnau \u00e0 Muttenz (BL) seront entr\u00e9s en vigueur. Warteck Invest y est propri\u00e9taire d'une parcelle \u00e0 b\u00e2tir de 1.300 m\u00b2 dans le p\u00e9rim\u00e8tre Hagnau-West. Un immeuble d'habitation et de bureaux d'environ 12.500 m\u00b2 de surface brute de plancher pourrait y \u00eatre r\u00e9alis\u00e9. D'ici 2024, la soci\u00e9t\u00e9 immobili\u00e8re souhaite \u00e9laborer un projet pour lequel un permis de construire a \u00e9t\u00e9 d\u00e9livr\u00e9.<\/p>\n<p>Par ailleurs, Warteck Invest pr\u00e9voit la r\u00e9novation totale d'immeubles \u00e0 B\u00e2le et \u00e0 Suhr (AG), soit 130 logements au total. Selon la soci\u00e9t\u00e9 immobili\u00e8re, les investissements s'\u00e9l\u00e8vent \u00e0 4,6 millions \u00e0 B\u00e2le et \u00e0 13,1 millions \u00e0 Suhr. Pour les cinq \u00e0 sept ann\u00e9es \u00e0 venir, l'entreprise dispose d'un pipeline compos\u00e9 d'une s\u00e9rie d'autres projets de sur\u00e9l\u00e9vation, de r\u00e9novation et de d\u00e9veloppement de sites pour un volume total de plus de 270 millions.<\/p>\n<h2>Changements au sein du conseil d'administration<\/h2>\n<p>Comme Warteck Invest l'a \u00e9galement annonc\u00e9, des changements interviendront au sein du conseil d'administration : Ulrich Vischer, atteint par la limite d'\u00e2ge, ne souhaite pas se repr\u00e9senter lors de la prochaine assembl\u00e9e g\u00e9n\u00e9rale du 18 mai 2022. Parall\u00e8lement, le conseil d'administration doit \u00eatre renforc\u00e9 par un membre en vue de la croissance future et du pipeline de projets. C'est pourquoi le conseil d'administration propose l'\u00e9lection de Tanja Temel et de Roland M\u00fcller en son sein. Temel est architecte EPF SIA et propri\u00e9taire du bureau d'architecture ATT AG \u00e0 Lucerne. M\u00fcller, avocat et notaire, est partenaire du cabinet d'avocats Vischer \u00e0 B\u00e2le.
