Avec un rapport de souscription de 4:1, un maximum de 312.500 nouvelles parts seront \u00e9mises au prix de 126,91 CHF chacune. L'\u00e9mission repr\u00e9sente ainsi un volume pouvant atteindre 40 millions de CHF.<\/p>\n<p>Le produit de l'augmentation de capital doit permettre d'\u00e9largir le portefeuille existant, indique Helvetica. Diff\u00e9rents objets d'acquisition conformes \u00e0 la strat\u00e9gie et attrayants, ainsi que des immeubles en partie exclusifs, sont d\u00e9j\u00e0 dans le pipeline. A moyen terme, le portefeuille devrait \u00eatre port\u00e9 \u00e0 400 millions, annonce la direction du fonds. Lors de l'achat de biens immobiliers, la soci\u00e9t\u00e9 veille \u00e0 ce qu'ils puissent \u00eatre utilis\u00e9s par des tiers, \u00e0 ce qu'ils soient flexibles, \u00e0 ce qu'ils soient bien situ\u00e9s et \u00e0 ce que les locataires soient solvables.<\/p>\n<h2>Le portefeuille s'est consid\u00e9rablement \u00e9toff\u00e9 en 2021<\/h2>\n<p>L'ann\u00e9e derni\u00e8re, le fonds a plus que doubl\u00e9 la valeur de son portefeuille de 110,3 millions \u00e0 234,0 millions. Des immeubles \u00e0 Pratteln (BL), Buchs (ZH) et Sion (VS) ont \u00e9t\u00e9 achet\u00e9s, de sorte que les investissements se concentrent dans la r\u00e9gion de Zurich et dans le nord-ouest de la Suisse. Les principales affectations sont des surfaces de vente (39%) ainsi que des surfaces logistiques et artisanales (48%). Le revenu locatif th\u00e9orique a nettement augment\u00e9 l'ann\u00e9e derni\u00e8re gr\u00e2ce aux acquisitions : il a grimp\u00e9 de 110% \u00e0 12,8 millions. L'\u00e9tat locatif de l'ensemble du portefeuille a baiss\u00e9 de 99,0 % \u00e0 96,7%, mais il augmentera \u00e0 nouveau au cours de l'ann\u00e9e en cours, selon la direction du fonds. La dur\u00e9e r\u00e9siduelle de tous les contrats de location (WAULT) \u00e9tait de 7,0 ans \u00e0 la fin de l'ann\u00e9e (ann\u00e9e pr\u00e9c\u00e9dente : 8,3 ans).<\/p>\n<p>Les revenus locatifs ont augment\u00e9 \u00e0 environ 9,0 millions (ann\u00e9e pr\u00e9c\u00e9dente : 5,7 millions). En plus de l'augmentation provenant des activit\u00e9s op\u00e9rationnelles, le HSO Fund a pu comptabiliser des r\u00e9\u00e9valuations \u00e0 hauteur de 13,2 millions. Apr\u00e8s d\u00e9duction de la modification des imp\u00f4ts de liquidation, le r\u00e9sultat total est pass\u00e9 \u00e0 18,7 millions (ann\u00e9e pr\u00e9c\u00e9dente : 8,3 millions).<\/p>\n<p>Le fonds cl\u00f4ture l'exercice avec une valeur nette d'inventaire par part de 122,12 CHF (contre 111,82 CHF l'ann\u00e9e pr\u00e9c\u00e9dente), ce qui correspond, corrig\u00e9 de la distribution, \u00e0 un rendement de placement de 15,4%. La performance de l'exercice pr\u00e9c\u00e9dent s'est \u00e9lev\u00e9e \u00e0 21,53%.
