Le r\u00e9sultat d'exploitation avant int\u00e9r\u00eats et imp\u00f4ts (Ebit) serait pass\u00e9 de 32,0 millions \u00e0 57,8 millions sur la m\u00eame p\u00e9riode, et le b\u00e9n\u00e9fice net serait pass\u00e9 de 23,0 millions \u00e0 40,5 millions, soit une hausse de 76,5%.<\/p>\n<p>Selon les indications, les r\u00e9\u00e9valuations ont nettement augment\u00e9 pour atteindre 36,8 millions (ann\u00e9e pr\u00e9c\u00e9dente : 3,3 millions). Le b\u00e9n\u00e9fice net, hors effets de r\u00e9\u00e9valuation et imp\u00f4ts latents, a toutefois diminu\u00e9 de 43,5% pour atteindre 13,5 millions, ce qui s'explique principalement par le b\u00e9n\u00e9fice r\u00e9alis\u00e9 l'ann\u00e9e pr\u00e9c\u00e9dente sur la vente des immeubles de la Badenerstrasse 425-431 \u00e0 Zurich, a pr\u00e9cis\u00e9 SF Urban Properties.<\/p>\n<p>Au total, la valeur du portefeuille hors droits de construction est pass\u00e9e de 638,3 millions \u00e0 718,2 millions, soit une augmentation de 12,5%. Le taux de vacance est rest\u00e9 inchang\u00e9 \u00e0 2,6%.<\/p>\n<p>Les perspectives de la soci\u00e9t\u00e9 immobili\u00e8re pour 2022 sont positives : la pression des investisseurs institutionnels pour investir reste inchang\u00e9e en raison du faible niveau des taux d'int\u00e9r\u00eat, on ne voit donc aucun signal indiquant que l'attractivit\u00e9 du march\u00e9 immobilier diminue, selon SF Urban Properties. Le march\u00e9 des transactions restera comp\u00e9titif en 2022. En ce qui concerne les effets de la pand\u00e9mie, la location de surfaces commerciales devrait continuer \u00e0 s'av\u00e9rer exigeante, notamment pour les surfaces de restauration et de vente, estime la soci\u00e9t\u00e9. En revanche, la demande de surfaces de bureaux devrait globalement s'am\u00e9liorer, notamment en ce qui concerne les surfaces attrayantes situ\u00e9es au centre.
