Le b\u00e2timent, construit en 1967, doit \u00eatre enti\u00e8rement r\u00e9nov\u00e9 entre 2024 et 2027. Pour des raisons strat\u00e9giques, un petit immeuble d'habitation a \u00e9t\u00e9 vendu \u00e0 Othmarsingen.<\/p>\n<p>La valeur v\u00e9nale des immeubles a augment\u00e9 \u00e0 3,05 milliards (ann\u00e9e pr\u00e9c\u00e9dente : 2,81 milliards) en raison de nouveaux projets de construction et de revalorisations du parc immobilier, indique Credit Suisse Funds AG. Le taux d'actualisation moyen a baiss\u00e9 de 3,0% \u00e0 2,9%.<\/p>\n<p>Le taux de d\u00e9faillance des loyers est pass\u00e9 de 5,7% \u00e0 4,4% et les remises de loyers accord\u00e9es suite \u00e0 la pand\u00e9mie Covid-19 ont repr\u00e9sent\u00e9 respectivement 3,7 millions et 3,2% des loyers th\u00e9oriques per\u00e7us.<\/p>\n<p>Par ailleurs, le CS REF Green Property annonce une performance de 6,8% (ann\u00e9e pr\u00e9c\u00e9dente : 12,93%) pour l'exercice 2021. L'agio a augment\u00e9 de 43,7% \u00e0 48,1%. La distribution par part reste constante \u00e0 3,40 CHF. Le taux d'endettement s'est \u00e9lev\u00e9 \u00e0 19,0%.<\/p>\n<h2>CS REF Hospitality avec une performance de 12,5%<\/h2>\n<p>Le Credit Suisse Real Estate Fund Hospitality (CS REF Hospitality) a connu un succ\u00e8s remarquable l'an dernier, alors que l'h\u00f4tellerie urbaine \u00e9tait confront\u00e9e \u00e0 de grands d\u00e9fis en raison de la pand\u00e9mie : Le fonds a trouv\u00e9 un nouvel utilisateur pour l'ancien Swiss\u00f4tel \u00e0 Zurich-Oerlikon. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/regionen\/2021-12-22\/zuerich-neue-plaene-fuer-das-swissotel-hochhaus\/\">La soci\u00e9t\u00e9 d'exploitation KNSA Hospitality, avec laquelle un contrat de bail de longue dur\u00e9e a \u00e9t\u00e9 conclu, y ouvre le premier h\u00f4tel \"Mama Shelter\" de Suisse.<\/a> Le permis de construire pour la r\u00e9novation et la r\u00e9affectation de la tour de l'h\u00f4tel a \u00e9t\u00e9 d\u00e9livr\u00e9. Au cours des travaux de r\u00e9novation de cet immeuble class\u00e9 monument historique et vieux de 50 ans, les chambres d'h\u00f4tel seront r\u00e9duites au profit de 132 nouveaux appartements de 1,5 et 2,5 pi\u00e8ces et de mini-lofts. Les travaux de r\u00e9novation devraient durer deux ans.<\/p>\n<p>La performance du fonds a atteint 12,5% au cours de l'exercice \u00e9coul\u00e9 (ann\u00e9e pr\u00e9c\u00e9dente : -19,43%). Le disagio de -4,9% l'ann\u00e9e pr\u00e9c\u00e9dente s'est transform\u00e9 en un l\u00e9ger agio de 2,6% au cours de l'ann\u00e9e. La valeur v\u00e9nale des biens immobiliers a diminu\u00e9 en raison <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/regionen\/2021-08-11\/basel-neuer-eigentuemer-fuer-das-swissotel\/\">Vente du Swiss\u00f4tel Le Plaza \u00e0 B\u00e2le<\/a> \u00e0 775,5 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 819,3 millions). Le taux d'actualisation moyen a ainsi diminu\u00e9 de 3,3 % \u00e0 3,2 %.<\/p>\n<p>Le taux de perte de loyer est pass\u00e9 de 3,8% \u00e0 1,3%. Dans le cadre de la pand\u00e9mie, des remises de loyer ont \u00e9t\u00e9 accord\u00e9es pour un montant de 0,1 million, soit 0,3% des loyers th\u00e9oriques per\u00e7us. La distribution par part reste constante \u00e0 2,50 CHF. Le taux d'endettement s'est \u00e9lev\u00e9 \u00e0 14,3 %.<\/p>\n<h2>CS REF Livingplus optimise le portefeuille<\/h2>\n<p>Le Credit Suisse Real Estate Fund Livingplus (CS REF Livingplus) a conclu quelques transactions de portefeuille au cours de l'exercice 2021. A Bad Zurzach et \u00e0 Lugano, le fonds a acquis un nouveau projet de construction ayant obtenu un permis de construire. En contrepartie, quatre immeubles \u00e0 Bad Zurzach, Cham, Granges et Lugano, qui ne sont plus conformes \u00e0 la strat\u00e9gie, ont \u00e9t\u00e9 vendus \"\u00e0 des conditions int\u00e9ressantes\", indique Credit Suisse Funds AG.<\/p>\n<p>La performance du fonds au cours de l'exercice 2021 a \u00e9t\u00e9 de 8,2% (contre 16,95% l'ann\u00e9e pr\u00e9c\u00e9dente). La prime d'\u00e9mission a augment\u00e9 au cours de l'exercice, passant de 54,8 % l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 60,3 %. La valeur v\u00e9nale des immeubles est pass\u00e9e de 2,94 milliards \u00e0 3,05 milliards et le taux d'actualisation moyen a \u00e9t\u00e9 r\u00e9duit de 3,3% \u00e0 3,1%.<\/p>\n<p>Le taux de perte de loyers a baiss\u00e9 de 5,1% \u00e0 4,4%. Les remises de loyer li\u00e9es \u00e0 la pand\u00e9mie de Corona se sont \u00e9lev\u00e9es \u00e0 1,0 million, soit 0,7% des revenus locatifs th\u00e9oriques. La distribution par part est rest\u00e9e constante \u00e0 3,60 CHF.
