La soci\u00e9t\u00e9 immobili\u00e8re s'\u00e9tait fix\u00e9 comme objectif une augmentation de 2,5%. Les raisons de cette augmentation sont la r\u00e9duction du taux d'inoccupation de 5,1% \u00e0 4,6% (objectif : 4,6-4,8%), les projets achev\u00e9s et transf\u00e9r\u00e9s dans le portefeuille ainsi qu'une croissance des revenus locatifs op\u00e9rationnels (like-for-like : +0,5%). Parall\u00e8lement, SPS a remport\u00e9 d'importants succ\u00e8s locatifs dans des immeubles existants et des projets : Avec 170 000 m\u00b2 de surfaces nouvellement lou\u00e9es ou relou\u00e9es, l'entreprise a d\u00e9pass\u00e9 d'un bon tiers la valeur correspondante de 2019, indique-t-elle. N\u00e9anmoins, la pand\u00e9mie de Covid s'est encore fait sentir en 2021 : SPS a enregistr\u00e9 un impact n\u00e9gatif sur les revenus locatifs de 7,9 millions d'euros (contre 12,7 millions d'euros l'ann\u00e9e pr\u00e9c\u00e9dente), en particulier au premier semestre. Selon les informations fournies par l'entreprise, ce chiffre comprend des r\u00e9ductions de loyers de 4,8 millions et une baisse des revenus locatifs li\u00e9s au chiffre d'affaires et au parking de 3,1 millions.<\/p>\n<p>Malgr\u00e9 des ventes d'un montant de 146,4 millions, la valeur du portefeuille a augment\u00e9 de 470,9 millions pour atteindre 12,8 milliards. Selon SPS, les investissements dans des projets d'un montant de 280 millions et les gains de r\u00e9\u00e9valuation de 318,8 millions ont contribu\u00e9 \u00e0 ce r\u00e9sultat. En raison de la hausse des loyers, le rendement net par objet r\u00e9alis\u00e9 est rest\u00e9 inchang\u00e9 \u00e0 3,2%.<\/p>\n<h2>Les actifs sous gestion continuent de progresser<\/h2>\n<p>Dans le segment des prestations de services, Swiss Prime Site Solutions a augment\u00e9 les Real Estate Assets under Management de 3,0 milliards \u00e0 3,6 milliards. Le produit d'exploitation de la soci\u00e9t\u00e9 du groupe a augment\u00e9 de 38,8% \u00e0 18,2 millions. SPS s'attend \u00e0 une poursuite de la croissance gr\u00e2ce aux activit\u00e9s de fonds et aux effets de l'acquisition du fournisseur de fonds Akara.<\/p>\n<p>Le prestataire de services immobiliers Wincasa a augment\u00e9 son produit d'exploitation de 3,7% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, et Jelmoli a \u00e9galement r\u00e9alis\u00e9 un produit d'exploitation sup\u00e9rieur de 8,1% \u00e0 celui de 2020.<\/p>\n<h2>B\u00e9n\u00e9fice en hausse de 25%<\/h2>\n<p>Les produits d'exploitation 2021 ont augment\u00e9 de 5,1% \u00e0 744,9 millions sur une base comparable. Comme les charges d'exploitation ont augment\u00e9 de 2,5%, la rentabilit\u00e9 de la soci\u00e9t\u00e9 immobili\u00e8re ainsi que la marge Ebit ont augment\u00e9. SPS a r\u00e9alis\u00e9 des b\u00e9n\u00e9fices avant imp\u00f4ts de 54,8 millions sur les ventes, et le r\u00e9sultat d'exploitation (Ebit) du groupe avant r\u00e9\u00e9valuations a nettement augment\u00e9 de 12,5% (objectif : +5,0%) \u00e0 396,6 millions.<\/p>\n<p>Au niveau du b\u00e9n\u00e9fice d'entreprise, Swiss Prime Site a atteint une valeur de 507,4 millions, soit une augmentation de 25,2% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente (ajust\u00e9e des facteurs exceptionnels li\u00e9s \u00e0 la vente de Tertianium en f\u00e9vrier 2020). Sans les effets de r\u00e9\u00e9valuation, l'augmentation du b\u00e9n\u00e9fice a \u00e9t\u00e9 de 6,6% \u00e0 289,5 millions, soit 3,81 CHF par action.<\/p>\n<p>Le FFO I (Funds from Operations, sans les ventes de biens immobiliers existants) a augment\u00e9 en 2021 de 3,59 CHF \u00e0 3,96 CHF par action, le FFO II, qui inclut les ventes, est pass\u00e9 de 3,72 CHF \u00e0 4,29 CHF. La distribution devrait s'\u00e9lever \u00e0 3,35 CHF par action.<\/p>\n<h2>Transfert du si\u00e8ge \u00e0 Zoug<\/h2>\n<p>Suite \u00e0 l'acquisition du groupe Akara, l'entreprise veut transf\u00e9rer son si\u00e8ge d'Olten \u00e0 Zoug afin de r\u00e9aliser des synergies op\u00e9rationnelles. Les actionnaires devront se prononcer \u00e0 ce sujet, ainsi que sur l'\u00e9lection de Brigitte Walter au conseil d'administration, lors de la prochaine assembl\u00e9e g\u00e9n\u00e9rale.
