Les banques sont d\u00e9sormais tenues de d\u00e9tenir des fonds propres suppl\u00e9mentaires \u00e0 partir du 30 septembre de cette ann\u00e9e. Ces fonds propres comprennent 2,5% des positions pond\u00e9r\u00e9es en fonction des risques qui sont garanties directement ou indirectement par un gage immobilier en Suisse. L'AZP est ainsi sup\u00e9rieur de 0,5 point de pourcentage \u00e0 ce qu'il \u00e9tait avant sa d\u00e9sactivation en mars 2020.<\/p>\n<p>L'AZP avait \u00e9t\u00e9 d\u00e9sactiv\u00e9 au d\u00e9but de la crise Corona afin de laisser aux banques une plus grande marge de man\u0153uvre dans l'octroi de cr\u00e9dits aux entreprises. Mais depuis lors, les vuln\u00e9rabilit\u00e9s sur le march\u00e9 des hypoth\u00e8ques et de l'immobilier r\u00e9sidentiel ont augment\u00e9, selon le Conseil f\u00e9d\u00e9ral. Tant le volume des cr\u00e9dits hypoth\u00e9caires que les prix des immeubles d'habitation ont augment\u00e9 plus fortement que ne peuvent l'expliquer des facteurs fondamentaux tels que les loyers ou les revenus. Le risque d'une correction brutale sur les march\u00e9s, d\u00e9clench\u00e9e par exemple par une hausse des taux d'int\u00e9r\u00eat plus forte que pr\u00e9vu, s'est accru. Une telle correction aurait de graves cons\u00e9quences pour les emprunteurs et le secteur bancaire, voire pour l'\u00e9conomie suisse, selon le Conseil f\u00e9d\u00e9ral. De plus, par rapport au d\u00e9but de la pand\u00e9mie, la situation \u00e9conomique s'est \u00e9claircie et il n'y a aucun signe de resserrement du cr\u00e9dit aux entreprises.<\/p>\n<p>La r\u00e9activation de l'AZP entra\u00eene une augmentation temporaire des exigences de fonds propres pour les cr\u00e9dits hypoth\u00e9caires sur les immeubles d'habitation en Suisse, constate la BNS. Cela permettra en premier lieu de maintenir la capacit\u00e9 de r\u00e9sistance du secteur bancaire, voire de la renforcer si n\u00e9cessaire. La BNS ajoute qu'elle continuera d'observer attentivement l'\u00e9volution des march\u00e9s hypoth\u00e9caire et immobilier et qu'elle examinera si des mesures suppl\u00e9mentaires sont n\u00e9cessaires pour endiguer les risques pesant sur la stabilit\u00e9 financi\u00e8re.<\/p>","protected":false},"excerpt":{"rendered":"<p>Le Conseil f\u00e9d\u00e9ral r\u00e9active le volant de fonds propres anticyclique.
