Le Credit Suisse explique cette hausse par une revalorisation du portefeuille existant. D'autre part, le fonds a acquis et vendu des immeubles, ce qui a entra\u00een\u00e9 une augmentation nette des valeurs v\u00e9nales de 139,4 millions. Troisi\u00e8mement, les investissements dans des projets de construction ont entra\u00een\u00e9 une augmentation des valeurs v\u00e9nales d'environ 53,8 millions.<\/p>\n<p>Le taux de d\u00e9faillance des loyers a baiss\u00e9 en un an de 8,4% \u00e0 7,8%. Selon le Credit Suisse, les annulations de loyers cons\u00e9cutives \u00e0 la pand\u00e9mie de Covid ont repr\u00e9sent\u00e9 1,4% des revenus locatifs th\u00e9oriques, contre 1,7% l'ann\u00e9e pr\u00e9c\u00e9dente. Le rendement des placements pour l'exercice 2020\/21 a \u00e9t\u00e9 de 5,1% (ann\u00e9e pr\u00e9c\u00e9dente : 5,2%), et l'agio est pass\u00e9 de 2,2% \u00e0 16,4%. En cons\u00e9quence, le fonds a affich\u00e9 une performance de 19,4% sur le march\u00e9 secondaire (ann\u00e9e pr\u00e9c\u00e9dente : -1,0%).<\/p>\n<p>L'introduction en bourse du fonds, pr\u00e9vue pour l'ann\u00e9e prochaine, sera quelque peu retard\u00e9e. Comme l'indique le Credit Suisse, la raison en est \"d'importantes clarifications avec les autorit\u00e9s fiscales cantonales\". Pour autant que toutes les autorisations n\u00e9cessaires soient accord\u00e9es, le CS 1a Immo PK devrait \u00eatre cot\u00e9 au quatri\u00e8me trimestre 2022 et non au deuxi\u00e8me trimestre comme pr\u00e9vu initialement.<\/p>\n<h2>CS REF Interswiss rapporte 4,0%<\/h2>\n<p>Au cours de l'exercice 2020\/21, le Credit Suisse Real Estate Fund Interswiss a enregistr\u00e9 un recul du rendement des placements \u00e0 4,0% (ann\u00e9e pr\u00e9c\u00e9dente : 8,6%). La valeur v\u00e9nale des immeubles a l\u00e9g\u00e8rement diminu\u00e9, passant de 2,42 millions \u00e0 2,38 millions, et le taux de d\u00e9faillance des loyers s'est \u00e9tabli \u00e0 9,8% (ann\u00e9e pr\u00e9c\u00e9dente : 9,9%). Les annulations de loyers dues \u00e0 la pand\u00e9mie de Corona ont repr\u00e9sent\u00e9 1,9% des loyers th\u00e9oriques per\u00e7us (ann\u00e9e pr\u00e9c\u00e9dente : 2,0%). La performance s'est \u00e9lev\u00e9e \u00e0 8,4%, contre -3,9% l'ann\u00e9e pr\u00e9c\u00e9dente. L'agio a augment\u00e9 de 0,7% \u00e0 4,6%.<\/p>\n<p>Avec les nouveaux fonds issus de l'augmentation de capital de septembre, le fonds a acquis deux immeubles enti\u00e8rement lou\u00e9s \u00e0 Aigle et Etoy et deux autres immeubles \u00e0 Berne et Gen\u00e8ve. En outre, une nouvelle construction de remplacement \u00e0 Lausanne et la r\u00e9affectation d'un immeuble d'habitation \u00e0 Berne ont \u00e9t\u00e9 achev\u00e9es.<\/p>\n<h2>CS REF Logisticsplus \u00e9largit son portefeuille<\/h2>\n<p>Le Credit Suisse Real Estate Fund Logisticsplus a augment\u00e9 la valeur v\u00e9nale de son portefeuille de 643,9 millions de francs \u00e0 813,4 millions de francs - principalement gr\u00e2ce \u00e0 des acquisitions et \u00e0 la r\u00e9alisation de deux projets de construction : Le fonds a acquis des immeubles \u00e0 Pf\u00e4ffikon, Hunzenschwil, Villars-sur-Gl\u00e2ne ainsi qu'\u00e0 Pratteln et a achev\u00e9 deux projets de construction \u00e0 Zell (LU) et B\u00fclach - ceux-ci sont enti\u00e8rement lou\u00e9s selon le Credit Suisse. Le Parking Kunstmuseum \u00e0 B\u00e2le devrait \u00eatre achev\u00e9 \u00e0 la mi-d\u00e9cembre 2021, et \u00e0 B\u00fclach, le fonds pr\u00e9pare actuellement un autre projet de construction pour un immeuble logistique.<\/p>\n<p>Le rendement des placements du fonds a atteint 5,2% (ann\u00e9e pr\u00e9c\u00e9dente : 4,2%), la performance a baiss\u00e9 de 24,2% \u00e0 10,0%. L'agio a baiss\u00e9 de 39,1% \u00e0 36,2%. Le fonds n'a pratiquement pas eu \u00e0 accorder de remises de loyer li\u00e9es \u00e0 la pand\u00e9mie : Elles se sont \u00e9lev\u00e9es \u00e0 0,1 % des recettes locatives th\u00e9oriques (ann\u00e9e pr\u00e9c\u00e9dente : 0,0%).<\/p>\n<h2>CS REF Siat profite d'une forte proportion de logements<\/h2>\n<p>La valeur v\u00e9nale des immeubles du Credit Suisse Real Estate Fund Siat a atteint 3,67 millions au cours de l'exercice qui vient de s'achever, contre 3,48 millions l'ann\u00e9e pr\u00e9c\u00e9dente. Cette revalorisation est notamment due au taux \u00e9lev\u00e9 d'habitation du fonds et \u00e0 la demande accrue d'immeubles d'habitation, indique le Credit Suisse. Le fonds a vendu deux petits immeubles \u00e0 Lucens et acquis un projet de construction de logements \u00e0 Prangins. En outre, d'autres projets de construction sont en cours de r\u00e9alisation \u00e0 D\u00fcbendorf et Spreitenbach.<\/p>\n<p>Le rendement des placements du CS REF Siat s'est \u00e9lev\u00e9 \u00e0 6,4% (ann\u00e9e pr\u00e9c\u00e9dente : 6,0%). Le taux de d\u00e9faillance des loyers a baiss\u00e9 de 5,4% \u00e0 4,1%. Les annulations de loyers dues \u00e0 la pand\u00e9mie de Corona ont repr\u00e9sent\u00e9 0,8% des revenus locatifs th\u00e9oriques, contre 0,5% l'ann\u00e9e pr\u00e9c\u00e9dente.
