Cette hausse est principalement due \u00e0 l'augmentation des revenus locatifs (+10,3 millions) et \u00e0 l'augmentation des b\u00e9n\u00e9fices provenant de la vente de projets de d\u00e9veloppement et de condominiums (+5,9 millions), \u00e9crit la soci\u00e9t\u00e9 immobili\u00e8re dans un communiqu\u00e9. Dans le cadre de la pand\u00e9mie de Corona, les PSP ont accord\u00e9 des dispenses de loyer \u00e0 hauteur de 3,6 millions ; \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, ce chiffre \u00e9tait de 2,8 millions et pour l'ensemble de 2020, de 4,6 millions. Les cr\u00e9ances de loyer impay\u00e9es en raison du blocage s'\u00e9levaient \u00e0 6,7 millions \u00e0 fin septembre (fin 2020 : 5,4 millions).<\/p>\n<p>Le b\u00e9n\u00e9fice net s'\u00e9l\u00e8ve \u00e0 431,0 millions, contre 179,9 millions l'ann\u00e9e pr\u00e9c\u00e9dente. L'augmentation de 251,1 millions est principalement due \u00e0 une r\u00e9\u00e9valuation du portefeuille de 331,9 millions (ann\u00e9e pr\u00e9c\u00e9dente : 28,0 millions), selon les PSP. Sur ce montant, 325,0 millions d'euros avaient d\u00e9j\u00e0 \u00e9t\u00e9 engag\u00e9s lors de l'\u00e9valuation ordinaire du portefeuille \u00e0 la mi-2021. La principale raison de cette r\u00e9\u00e9valuation est la r\u00e9duction des taux d'actualisation de l'\u00e9valuation de la mi-2021 en raison de la nouvelle baisse des attentes des investisseurs en mati\u00e8re de rendement, a ajout\u00e9 PSP. La valeur au bilan du portefeuille \u00e9tait de 8,998 milliards \u00e0 la fin septembre, contre 8,577 milliards \u00e0 la fin 2020.<\/p>\n<p>Le b\u00e9n\u00e9fice par action s'est \u00e9lev\u00e9 \u00e0 9,40 francs suisses (fin 2020 : 3,92 francs suisses). La valeur nette d'inventaire (VNA) par action \u00e9tait de 105,80 francs suisses \u00e0 la fin du mois de septembre (fin 2020 : 99,83 francs suisses), et la VNA avant d\u00e9duction des imp\u00f4ts diff\u00e9r\u00e9s \u00e9tait de 127,40 francs suisses (fin 2020 : 119,57 francs suisses).<\/p>\n<p>Le taux de vacance s'\u00e9levait \u00e0 3,5% \u00e0 la fin septembre (fin 2020 : 3,0%), dont 0,7 point de pourcentage \u00e9tait d\u00fb aux travaux de r\u00e9novation en cours, a indiqu\u00e9 PSP. Sur les 52,4TP1T de baux arrivant \u00e0 \u00e9ch\u00e9ance cette ann\u00e9e, 84% ont \u00e9t\u00e9 renouvel\u00e9s \u00e0 la fin du mois de septembre, 12% n'ont pas \u00e9t\u00e9 renouvel\u00e9s et 4% \u00e9taient encore ouverts, a-t-il pr\u00e9cis\u00e9. Le Wault (dur\u00e9e moyenne pond\u00e9r\u00e9e des baux non expir\u00e9s) de l'ensemble du portefeuille \u00e9tait de 4,1 ans. La Wault des dix plus grands locataires, qui contribuent \u00e0 environ 30% des revenus locatifs, \u00e9tait de 4,5 ans.<\/p>\n<p>PSP Swiss Property est sur la bonne voie pour l'ensemble de l'exercice 2021 : la soci\u00e9t\u00e9 immobili\u00e8re pr\u00e9voit d\u00e9sormais un Ebitda hors gains\/pertes sur les placements immobiliers de plus de 275 millions, contre une pr\u00e9vision pr\u00e9c\u00e9dente d'environ 275 millions. En 2020, le ratio \u00e9tait de 271,1 millions.
