La valeur marchande des propri\u00e9t\u00e9s est pass\u00e9e de 1,03 milliard \u00e0 1,14 milliard, et les revenus locatifs ont augment\u00e9 de 41,4 millions \u00e0 42,7 millions - dont 73,9% proviennent de l'usage r\u00e9sidentiel. Le taux d'impay\u00e9s de loyer \u00e9tait l\u00e9g\u00e8rement sup\u00e9rieur au niveau de l'ann\u00e9e pr\u00e9c\u00e9dente, \u00e0 4,12% du revenu locatif net cible (ann\u00e9e pr\u00e9c\u00e9dente : 4,09%).<\/p>\n<p>Au cours du dernier exercice, Swissinvest a acquis un immeuble de bureaux d'une valeur marchande de 57,7 millions de francs suisses \"dans un emplacement de choix dans la ville de Zurich\", selon Pensimo. Quatre petits immeubles d'une valeur marchande totale de 16,1 millions de francs ont \u00e9t\u00e9 vendus dans le cadre d'un ajustement du portefeuille, ce qui a entra\u00een\u00e9 une plus-value de 8,1 millions de francs. Un total de 15 millions a \u00e9t\u00e9 investi dans des propri\u00e9t\u00e9s existantes.<\/p>\n<p>Dans le cadre de la pand\u00e9mie de Corona, neuf demandes de dispense ou de report de loyer ont \u00e9t\u00e9 re\u00e7ues au cours de la p\u00e9riode allant du 1er juillet 2020 au 30 juin 2021, selon Pensimo. Au total, des dispenses de loyer li\u00e9es \u00e0 la pand\u00e9mie ont \u00e9t\u00e9 accord\u00e9es pour un montant de 63 725 CHF, ce qui correspond \u00e0 0,14% du revenu locatif cible. Des loyers d'un montant de 50 339 CHF avaient \u00e9t\u00e9 report\u00e9s. L'\u00e9volution de la pand\u00e9mie et son influence sur les revenus locatifs sont difficiles \u00e0 estimer, \u00e9crit la direction du fonds dans un communiqu\u00e9. Toutefois, sur la base des exp\u00e9riences pr\u00e9c\u00e9dentes, de la structure des revenus du fonds, qui se concentre sur le logement, et des mesures de soutien \u00e9largies de plusieurs cantons et de la Conf\u00e9d\u00e9ration, il est d'avis que les effets devraient \u00eatre plut\u00f4t limit\u00e9s, m\u00eame en cas de nouveau blocage au cours du prochain exercice.
