Les actifs du fonds ont augment\u00e9 de 8,45% pour atteindre 1,23 milliard. Les principales raisons de cette augmentation sont les investissements dans les projets de d\u00e9veloppement ainsi que dans les propri\u00e9t\u00e9s achev\u00e9es au cours de l'ann\u00e9e de r\u00e9f\u00e9rence et l'augmentation de la valeur des propri\u00e9t\u00e9s du portefeuille immobilier, rapporte Realstone.<\/p>\n<p>La fortune nette du fonds a augment\u00e9 de 15,071 pt1T pour atteindre 1,05 milliard au cours de l'ann\u00e9e de r\u00e9f\u00e9rence, et la valeur nette d'inventaire (VNI) par part est pass\u00e9e de 203,34 CHF l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 208,00 CHF, soit un rendement des placements de 5,031 pt1T (ann\u00e9e pr\u00e9c\u00e9dente : 5,41 pt1T).<\/p>\n<p>Selon les informations, les revenus de Solvalor 61 ont augment\u00e9 de 8,74% ou 4,77 millions pour atteindre un total de 59,36 millions au cours de l'ann\u00e9e consid\u00e9r\u00e9e. Cette augmentation est due en grande partie \u00e0 la hausse des revenus locatifs suite \u00e0 la livraison de nouveaux b\u00e2timents \u00e0 Nyon et au produit de l'augmentation de capital en mai, a indiqu\u00e9 Realstone. Entre-temps, le taux de perte de loyers a augment\u00e9 de 1,62% \u00e0 3,19%, ce qui, selon la direction du fonds, est d\u00fb \u00e0 la livraison et au d\u00e9but de la location des 127 appartements de Nyon ainsi que des dix appartements cr\u00e9\u00e9s par l'ajout d'\u00e9tages aux b\u00e2timents du 1-7 rue Guye \u00e0 Gen\u00e8ve. D\u00e8s que les immeubles de Nyon seront enti\u00e8rement lou\u00e9s, le taux de d\u00e9faut de paiement des loyers devrait \u00e0 nouveau diminuer, \u00e9crit Realstone.<\/p>\n<p>Le r\u00e9sultat net de Solvalor 61 a augment\u00e9 de 11,18% \u00e0 27,92 millions au cours de l'ann\u00e9e sous revue et, comme l'annonce Realstone, un dividende de 5,30 CHF par part, inchang\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, va \u00eatre distribu\u00e9.
