Les investissements sont concentr\u00e9s dans les grandes villes et dans certaines r\u00e9gions d'agglom\u00e9ration.<\/p>\n<p><strong>Augmentation de capital du 21 au 29 octobre 2021<br \/>\n<\/strong>UBS Direct Residential proc\u00e8de continuellement \u00e0 des acquisitions et lance des projets de construction. Les fonds provenant de l'augmentation de capital pr\u00e9vue de 97 millions de francs suisses seront utilis\u00e9s pour des acquisitions et des projets de construction dans des endroits bien situ\u00e9s dans les r\u00e9gions de B\u00e2le, Baden et Lausanne. \u0153uvre de mani\u00e8re coh\u00e9rente l'approche holistique de durabilit\u00e9 de Real Estate Switzerland. Les aspects \u00e9conomiques, mais aussi sociaux et \u00e9cologiques sont inclus dans le processus de d\u00e9cision. Par exemple, tous les nouveaux b\u00e2timents r\u00e9sidentiels UBS sont planifi\u00e9s et construits selon des normes de durabilit\u00e9 reconnues et certifi\u00e9es en cons\u00e9quence. Gr\u00e2ce \u00e0 des enqu\u00eates r\u00e9guli\u00e8res aupr\u00e8s des locataires, le fonds est en contact \u00e9troit avec eux et peut ainsi r\u00e9pondre \u00e0 de nouveaux besoins afin d'assurer des locations \u00e0 long terme.<\/p>\n<p><strong>Structure d'investissement direct<br \/>\n<\/strong>La structure d'investissement direct signifie que toutes les propri\u00e9t\u00e9s sont d\u00e9tenues directement par le fonds et non par l'interm\u00e9diaire d'une soci\u00e9t\u00e9 immobili\u00e8re. La distribution est exon\u00e9r\u00e9e d'imp\u00f4t et de l'imp\u00f4t anticip\u00e9 pour les personnes physiques ayant leur domicile fiscal en Suisse, offrant ainsi un attrait suppl\u00e9mentaire.<\/p>\n<p><strong>Succ\u00e8s des \u00e9tats financiers annuels 2020\/2021<br \/>\n<\/strong>Au cours de l'exercice \u00e9coul\u00e9, UBS Direct Residential a poursuivi sa croissance et renforc\u00e9 sa capacit\u00e9 b\u00e9n\u00e9ficiaire : gr\u00e2ce \u00e0 des projets de r\u00e9novation et de construction r\u00e9ussis ainsi qu'\u00e0 des acquisitions dans des zones urbaines, la valeur du portefeuille immobilier a augment\u00e9 de 70 millions de francs pour atteindre 803 millions de francs. Avec 34,5 millions de francs, les revenus locatifs ont augment\u00e9 de 1,7 million de francs par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, ce qui est \u00e9galement d\u00fb \u00e0 une r\u00e9duction significative du taux de d\u00e9faut de paiement des loyers de plus de 20%**.
