Apr\u00e8s un recul mod\u00e9r\u00e9 de 0,4 % en juillet, on observe une baisse de 1,5 % en ao\u00fbt. En moyenne nationale, le m\u00e8tre carr\u00e9 de surface habitable nette pour les appartements en propri\u00e9t\u00e9 est d\u00e9sormais propos\u00e9 \u00e0 7 021 CHF.<\/p>\n<p>\"Les derniers chiffres du segment des appartements en propri\u00e9t\u00e9 laissent pr\u00e9sager un ralentissement de l'\u00e9volution actuelle. Il ne faut toutefois pas s'attendre \u00e0 un renversement de tendance fondamental pour le moment\", d\u00e9clare Martin Waeber, directeur d'ImmoScout24. Il estime que la demande et les prix de l'offre devraient repartir \u00e0 la hausse, car le d\u00e9sir de nombreuses personnes de vivre en milieu urbain est tr\u00e8s marqu\u00e9 et les maisons sont g\u00e9n\u00e9ralement plus ch\u00e8res que les propri\u00e9t\u00e9s par \u00e9tage.<\/p>\n<p>Pour les maisons individuelles, le \"Swiss Real Estate Offer Index\" affiche une hausse de deux pour cent en ao\u00fbt. Le recul du mois de juillet a ainsi \u00e9t\u00e9 en grande partie compens\u00e9, ce qui, sur une base annuelle, se traduit par une hausse des prix de l'offre de 1,7 % pour l'ensemble de la Suisse. Le prix moyen par m\u00e8tre carr\u00e9 de surface habitable nette pour cette cat\u00e9gorie de biens est actuellement de 6 059 CHF.<\/p>\n<p>Apr\u00e8s plusieurs mois de l\u00e9g\u00e8re baisse des loyers propos\u00e9s, on observe pour la premi\u00e8re fois une l\u00e9g\u00e8re hausse au mois d'ao\u00fbt. Les prix des objets \u00e0 louer annonc\u00e9s sur ImmoScout24 ont augment\u00e9 de 0,7% dans toute la Suisse. Selon les observateurs du march\u00e9, ce sont surtout les \u00e9volutions positives en Suisse centrale et au Tessin, avec respectivement 1,2 et 0,9%, qui ont \u00e9t\u00e9 d\u00e9terminantes. En revanche, les grandes r\u00e9gions de Zurich, de la Suisse orientale et du lac L\u00e9man ont affich\u00e9 une quasi-stagnation des loyers par rapport au mois pr\u00e9c\u00e9dent.
