La principale raison de cette croissance est l'acquisition de propri\u00e9t\u00e9s au cours de l'ann\u00e9e pr\u00e9c\u00e9dente, rapporte Helvetica Property Investors.<\/p>\n<p>La valeur de march\u00e9 du portefeuille existant au 30 juin 2021 s'\u00e9l\u00e8ve \u00e0 745,3 millions, soit une augmentation de 1,4 million. Le taux d'occupation \u00e0 la date de r\u00e9f\u00e9rence \u00e9tait de 94,8% (fin 2020 : 94,6%. Le revenu net du fonds a augment\u00e9 de 14% \u00e0 14,4 millions par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. Le revenu total de 12,7 millions \u00e9tait inf\u00e9rieur \u00e0 la valeur de l'ann\u00e9e pr\u00e9c\u00e9dente de 13,3 millions. Cela correspond \u00e0 1,3% du revenu locatif cible annualis\u00e9 du fonds.<\/p>\n<p>La fortune totale du fonds s'\u00e9l\u00e8ve \u00e0 763,4 millions (ann\u00e9e pr\u00e9c\u00e9dente : 703,4 millions), la fortune nette du fonds est de 490,7 millions.<\/p>\n<h2>Fonds HSL : forte croissance du portefeuille<\/h2>\n<p>Le Helvetica Swiss Living Fund (HSL Fund) fait \u00e9tat d'une croissance significative pour le premier semestre 2021 : le portefeuille immobilier a \u00e9t\u00e9 \u00e9largi d'environ 70% \u00e0 une valeur de march\u00e9 de 345,8 millions de francs suisses par le biais d'acquisitions.<\/p>\n<p>L'expansion du portefeuille a \u00e9galement entra\u00een\u00e9 une augmentation des revenus locatifs : selon la direction du fonds, ils ont augment\u00e9 de 1 531 pt pour atteindre 4,7 millions pt au cours de la p\u00e9riode consid\u00e9r\u00e9e par rapport au premier semestre 2020. Le revenu locatif annuel cible s'\u00e9l\u00e8ve d\u00e9sormais \u00e0 14,1 millions, contre 4,5 millions l'ann\u00e9e pr\u00e9c\u00e9dente, avec un taux d'occupation de 92,1%.<\/p>\n<p>Le revenu net a augment\u00e9 de 47% pour atteindre 3,5 millions (ann\u00e9e pr\u00e9c\u00e9dente : 2,4 millions) au cours de la p\u00e9riode consid\u00e9r\u00e9e. L'\u00e9valuation du portefeuille immobilier a donn\u00e9 lieu \u00e0 un gain non r\u00e9alis\u00e9 de 2,7 millions (ann\u00e9e pr\u00e9c\u00e9dente : 2,3 millions). La direction du fonds estime le b\u00e9n\u00e9fice total du premier semestre 2021 \u00e0 5,7 millions (ann\u00e9e pr\u00e9c\u00e9dente : 4,1 millions). Le total des actifs du fonds au 30 juin 2021 s'\u00e9l\u00e8ve \u00e0 352,1 millions, tandis que les actifs nets du fonds s'\u00e9l\u00e8vent \u00e0 186,2 millions.<\/p>\n<p>La direction du fonds annonce la poursuite de l'expansion du portefeuille immobilier r\u00e9sidentiel, qui devrait atteindre une taille de 800 millions \u00e0 moyen terme. Une augmentation de capital doit \u00eatre r\u00e9alis\u00e9e au quatri\u00e8me trimestre, et le fonds HSL a pour objectif d'\u00eatre cot\u00e9 \u00e0 la SIX Swiss Exchange d'ici fin 2022.<\/p>\n<h2>Fonds HSO : Nouvelles acquisitions pr\u00e9vues<\/h2>\n<p>Le fonds Helvetica Swiss Opportunity (fonds HSO) a fortement d\u00e9velopp\u00e9 son portefeuille immobilier au cours du premier semestre 2021. L'acquisition de cinq immeubles \u00e0 Pratteln (BL) a consid\u00e9rablement augment\u00e9 le portefeuille immobilier du fonds Helvetica Swiss Opportunity (fonds HSO) - pour atteindre une valeur de 194,2 millions de francs (31.12.2020 : 110,3 millions ; 30.06.2020 : 51,1 millions).<\/p>\n<p>A la date de cl\u00f4ture du bilan, le 30 juin 2021, le revenu locatif annuel cible \u00e9tait de 11,4 millions (ann\u00e9e pr\u00e9c\u00e9dente : 3,6 millions) avec un taux d'occupation de 95,9% (31.12.2020 : 99,0% ; 30.06.2020 : 98,2%), selon les informations fournies par la direction du fonds. La dur\u00e9e r\u00e9siduelle du bail (WAULT) \u00e9tait de 7,7 ans (31.12.2020 : 8,3 ans ; 30.06.2020 : 6,9 ans). Les revenus des loyers et des int\u00e9r\u00eats des droits de superficie ont augment\u00e9 de 1,6 \u00e0 3,3 millions au cours de la p\u00e9riode consid\u00e9r\u00e9e.<\/p>\n<p>Le r\u00e9sultat net du Fonds HSO est pass\u00e9 de 0,7 million au premier semestre 2020 \u00e0 3,1 millions. L'\u00e9valuation du portefeuille immobilier a donn\u00e9 lieu \u00e0 un gain non r\u00e9alis\u00e9 de 8,0 millions (ann\u00e9e pr\u00e9c\u00e9dente : 1,8 million). Le b\u00e9n\u00e9fice total du premier semestre 2021 est estim\u00e9 \u00e0 9,7 millions, contre 1,9 million au premier semestre 2020.<\/p>\n<p>La fortune totale du Fonds HSO aurait atteint 220,7 millions, doublant par rapport \u00e0 la fin de 2020.
