De nombreux locataires du secteur de la gastronomie et du commerce de d\u00e9tail ont d\u00fb fermer temporairement leurs locaux en raison du nouveau bouclage ordonn\u00e9 par les autorit\u00e9s. Le segment de l'h\u00f4tellerie et de la restauration a \u00e9galement enregistr\u00e9 des pertes consid\u00e9rables en termes de chiffre d'affaires. N\u00e9anmoins, les revenus locatifs ont augment\u00e9 de 5,6% pour atteindre 29,8 millions (ann\u00e9e pr\u00e9c\u00e9dente : 28,2 millions). Selon Zug Estates, les raisons de cette augmentation sont l'efficacit\u00e9 sur toute la p\u00e9riode et les augmentations de loyer des contrats de location conclus pour la plupart au cours des ann\u00e9es pr\u00e9c\u00e9dentes, ainsi que les effets n\u00e9gatifs moindres de la pand\u00e9mie de Corona par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<h2>Augmentation du b\u00e9n\u00e9fice au premier semestre<\/h2>\n<p>Au cours du premier semestre, la soci\u00e9t\u00e9 immobili\u00e8re a vendu l'immeuble Hofstrasse 1a\/b \u00e0 Zoug - c'\u00e9tait le dernier immeuble en dehors des deux sites Metalli et Suurstoffi. Selon Zug Estates, le produit avant imp\u00f4t de la vente s'\u00e9l\u00e8ve \u00e0 7,3 millions de francs suisses. Les effets de cession et de r\u00e9\u00e9valuation ont principalement conduit \u00e0 un b\u00e9n\u00e9fice net sup\u00e9rieur de 24,4 millions \u00e0 32,7 millions au premier semestre 2021. Corrig\u00e9 de la r\u00e9\u00e9valuation et des effets sp\u00e9ciaux, le b\u00e9n\u00e9fice net a atteint 15,4 millions de francs.<\/p>\n<p>La valeur de march\u00e9 du portefeuille a l\u00e9g\u00e8rement augment\u00e9, passant de 1,65 milliard \u00e0 1,67 milliard. Le portefeuille immobilier dans son ensemble a \u00e9t\u00e9 \u00e9valu\u00e9 \u00e0 12,3 millions de plus, ce qui correspond \u00e0 environ 0,8% de la valeur du portefeuille de tous les immeubles de placement au 30 juin 2021 et est principalement d\u00fb \u00e0 la r\u00e9duction des taux d'actualisation, a d\u00e9clar\u00e9 Zug Estates.<\/p>\n<p>Au 30 juin 2021, le taux de vacance \u00e9tait pratiquement inchang\u00e9 \u00e0 4,8%, ce qui, selon la soci\u00e9t\u00e9 immobili\u00e8re, est principalement d\u00fb \u00e0 la vacance locative initiale \u00e0 Suurstoffi. Le taux de vacance corrig\u00e9 de cet effet a diminu\u00e9, passant de 1,5% au 31 d\u00e9cembre 2020 \u00e0 1,3% au 30 juin 2021.
