Il sera ainsi accessible \u00e0 toutes les cat\u00e9gories d'investisseurs, et non plus seulement aux investisseurs qualifi\u00e9s comme c'\u00e9tait le cas jusqu'\u00e0 pr\u00e9sent. En outre, les investisseurs b\u00e9n\u00e9ficieront d'une liquidit\u00e9 et d'une visibilit\u00e9 accrues de leurs parts de fonds.<\/p>\n<p>Au cours du premier semestre 2021, le fonds a \u00e9largi son portefeuille : quatre immeubles d'habitation \u00e0 Saint-Gall, un immeuble d'habitation et deux immeubles \u00e0 usage mixte \u00e0 Lausanne ainsi qu'un immeuble d'habitation \u00e0 B\u00e2le ont \u00e9t\u00e9 acquis. La valeur de march\u00e9 du portefeuille immobilier a augment\u00e9 d'environ 24% pour atteindre 405,0 millions de CHF gr\u00e2ce aux huit nouvelles acquisitions et aux effets de r\u00e9\u00e9valuation positifs, selon Nova Property Fund Management (31 d\u00e9cembre 2020 : 327,4 millions de CHF). La quote-part des logements serait pass\u00e9e de 47% \u00e0 53% sur la m\u00eame p\u00e9riode. Dans le sillage de la croissance du portefeuille, les revenus locatifs th\u00e9oriques (en termes annualis\u00e9s) ont \u00e9galement augment\u00e9 d'environ 20% pour atteindre 14,2 millions de CHF (31 d\u00e9cembre 2020 : 11,8 millions).<\/p>\n<p>Selon les informations fournies, les revenus locatifs ont augment\u00e9 au premier semestre par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 2,5 millions \u00e0 5,7 millions de CHF. Dans le contexte de la pand\u00e9mie de Corona, des r\u00e9ductions de loyer d'environ 32 000 CHF auraient \u00e9t\u00e9 accord\u00e9es au cours de la p\u00e9riode sous revue, ce qui correspond \u00e0 0,23% des recettes locatives annuelles th\u00e9oriques du portefeuille au 30 juin 2021.<\/p>\n<p>Le produit net du Swiss Central City Real Estate Funds est pass\u00e9 de 1,2 million \u00e0 3,8 millions de CHF. Au final, le fonds affiche un r\u00e9sultat total de 6,5 millions de CHF.
