Les raisons de cette croissance sont, d'une part, une nouvelle r\u00e9duction du taux d'impay\u00e9s de loyer, qui est pass\u00e9 de 3,7% en 2020 \u00e0 3,4% actuellement. D'autre part, le fonds a r\u00e9alis\u00e9 des revenus suppl\u00e9mentaires gr\u00e2ce \u00e0 des projets de r\u00e9novation et \u00e0 l'achat d'un immeuble \u00e0 Saint-Gall.<\/p>\n<p>Le fonds immobilier Swisscanto (CH) Responsible IFCA investit principalement dans des immeubles d'habitation dans toute la Suisse ; le portefeuille se compose essentiellement d'immeubles dans le segment des prix de location moyens.<\/p>\n<p>Le fonds immobilier Swisscanto (CH) Responsible Swiss Commercial a \u00e9galement enregistr\u00e9 un solide r\u00e9sultat semestriel : Le r\u00e9sultat net du fonds est pass\u00e9 de 8,2 millions de francs \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 9,5 millions de francs. La valeur du portefeuille a \u00e9volu\u00e9 positivement depuis le d\u00e9but de l'ann\u00e9e avec une appr\u00e9ciation nette de 0,7%, selon Swisscanto.<\/p>\n<p>L'augmentation du revenu net est attribuable \u00e0 la croissance qualitative du portefeuille, et divers progr\u00e8s ont \u00e9galement \u00e9t\u00e9 r\u00e9alis\u00e9s au niveau des propri\u00e9t\u00e9s. Le taux d'impay\u00e9s de loyer dans le portefeuille existant du fonds est pass\u00e9 de 9,26% au cours de l'exercice 2020 \u00e0 7,97% au premier semestre 2021, ajoute Swisscanto.<\/p>\n<p>Le fonds immobilier Swisscanto (CH) Responsible Swiss Commercial investit dans des immeubles commerciaux et \u00e0 usage mixte.
