Cette augmentation est principalement due \u00e0 l'acquisition de propri\u00e9t\u00e9s int\u00e9ressantes au cours de l'ann\u00e9e pr\u00e9c\u00e9dente, selon Helvetica Property Investors. Le fonds n'a pas acquis de biens immobiliers au cours du premier semestre de cette ann\u00e9e.<\/p>\n<p>La valeur du portefeuille immobilier s'est \u00e9lev\u00e9e \u00e0 745,3 millions (31.12.2020 : 743,9 millions). Le taux d'occupation \u00e0 la fin du semestre \u00e9tait de 94,8% (31.12.2020 : 94,6% ; 30.06.2020 : 94,4%).<\/p>\n<p>La fortune totale du fonds a diminu\u00e9 de 770,1 millions \u00e0 la fin de 2020 \u00e0 763,4 millions, mais a augment\u00e9 de 60 millions par rapport au premier semestre 2020 (30.06.2020 : 703,4 millions). La fortune nette du fonds s'\u00e9l\u00e8ve \u00e0 490,7 millions - apr\u00e8s 500,2 millions \u00e0 la fin de 2020.<\/p>\n<p>La valeur nette d'inventaire par part de fonds \u00e9tait de 112.99 CHF au 30 juin 2021. Corrig\u00e9 de la distribution de 5,10 francs par part de fonds, cela repr\u00e9sente une augmentation de 2,7% par rapport \u00e0 fin 2020, selon Helvetica Property Investors.<\/p>\n<h2>Fonds HSL : le portefeuille immobilier s'accro\u00eet d'environ 70%<\/h2>\n<p>Le fonds Helvetica Swiss Living (fonds HSL) a acquis dix immeubles d'habitation et un immeuble en construction, soit un total de plus de 300 appartements et une valeur d'environ 130 millions de francs, avec les fonds d'une augmentation de capital r\u00e9alis\u00e9e au premier semestre 2021. La valeur du portefeuille immobilier au 30 juin 2021 s'\u00e9l\u00e8ve \u00e0 345,8 millions, soit 70% de plus qu'\u00e0 la fin de 2020, selon la direction du fonds (31.12.2020 : 204,3 millions ; 30.06.2020 : 100,8 millions).<\/p>\n<p>En raison de l'expansion du portefeuille, les revenus locatifs ont \u00e9galement augment\u00e9 : Ils ont augment\u00e9 de 153% pour atteindre 4,7 millions au cours de la p\u00e9riode consid\u00e9r\u00e9e (S1 2020 : 1,8 million). Le revenu locatif annuel cible a grimp\u00e9 de 4,5 millions au premier semestre 2020 \u00e0 14,1 millions.<\/p>\n<p>Selon la direction du fonds, le taux d'occupation au 30 juin 2021 \u00e9tait de 92,1% (31.12.2020 : 89,2% ; 30.06.2020 : 86,9%). Le revenu total du premier semestre 2021 s'est \u00e9lev\u00e9 \u00e0 5,7 millions, contre 4,1 millions l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>La fortune totale du fonds HSL a atteint 352,1 millions \u00e0 la date de r\u00e9f\u00e9rence fin juin - \u00e0 la fin 2020, elle s'\u00e9levait \u00e0 225,1 millions. En tenant compte des 3,10 francs distribu\u00e9s par part de fonds, la fortune nette du fonds a atteint une valeur de 186,2 millions \u00e0 la date de r\u00e9f\u00e9rence (31.12.2020 : 148,5 millions). La valeur nette d'inventaire par part de fonds s'\u00e9l\u00e8ve \u00e0 108,66 CHF au 30 juin 2021, ce qui correspond \u00e0 une augmentation de 3,3% par rapport \u00e0 fin 2020.<\/p>\n<h2>Fonds HSO : l'actif total du fonds a presque doubl\u00e9<\/h2>\n<p>Le fonds Helvetica Swiss Opportunity (fonds HSO) a augment\u00e9 son portefeuille immobilier \u00e0 194,2 millions de francs au premier semestre 2021 gr\u00e2ce \u00e0 l'achat de cinq immeubles \u00e0 Pratteln (BL) (31.12.2020 : 110,3 millions de francs). Les revenus locatifs sont pass\u00e9s de 1,6 million au premier semestre 2020 \u00e0 3,3 millions, et le revenu total est pass\u00e9 de 1,9 million \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 9,7 millions.<\/p>\n<p>\u00c0 la date de cl\u00f4ture du bilan du 30 juin 2021, le revenu locatif annuel cible du portefeuille immobilier \u00e9tait de 11,4 millions (S1 2020 : 3,6 millions). Le taux d'occupation a diminu\u00e9, passant de 99,0% \u00e0 la fin de 2020 \u00e0 95,9%. Selon la soci\u00e9t\u00e9 de gestion du fonds, la dur\u00e9e r\u00e9siduelle du bail (WAULT) \u00e9tait de 7,4 ans au 30 juin 2021 (31 d\u00e9cembre 2020 : 8,3 ans).<\/p>\n<p>La fortune totale du fonds HSO a atteint 220,7 millions, contre 111,6 millions \u00e0 la fin de 2020, et la fortune nette du fonds a augment\u00e9 \u00e0 115,5 millions, contre 83,9 millions \u00e0 la fin de 2020.
